Maximum occupancy is 14, no exceptions. Exceeding the maximum occupancy results in additional charges and/or eviction without refund.

We DO NOT permit the following at any time:
Smoking or vaping of any kind
Fireworks.
Pets--No pets of any kind are permitted in "Harbor Heights" at Santa Rosa Beach on 30A. No exceptions will be made. Guests who violate this policy will be charged an additional $500, plus the expense of steam-cleaning and deodorizing. Violations may also result in immediate eviction.

Must be 25 to book. Primary guest must be present at check in and throughout stay.

Please note that this property uses exterior surveillance cameras facing away from and monitoring activity approaching the beach house entrance. They are activated 24/7 and record video and sound.

!!Hurricane season runs from June 1 to November 30!! We follow a strict cancellation policy and do not issue refunds unless The National Weather Service or local government authorities order mandatory evacuations. Additionally, Florida weather in the summer can be unpredictable; in the event of loss of power and/or internet, or any other "out of our control" situation due to local storms, we will not grant refunds. In case of hurricanes or inclement weather or due to necessary repairs, our neighborhood pool may be closed and unavailable during your stay. We can not guarantee the availability of the pool. We highly recommend travel insurance.
