BEDROOMS
Relax in a pristine environment with the assurance of cleanliness. We meticulously launder ALL used bedding after each visit, ensuring a fresh and hygienic atmosphere. Check our listing for full bed and bath configurations. Sleeping occupancy MAX is 16 plus up to 2 children under 2 years old at no additional cost.
• Bedroom 1 (Primary Main Level): Sleeps 2, king bed, smart tv w/ en-suite and walk in closet.
• Bedroom 2 (Main Level): Sleeps 8, two custom built queen over queen bunks, closet & smart tv.
• Bedroom 3 (Main Level): Sleeps 2, queen bed, closet and smart tv.
• Bedroom 4 (Mezzanine Level): Sleeps 8, two custom built in queen over queen bunks. Great for families or groups. Think of this space like a studio apartment as you enter from the middle deck.

LIVING ROOM
Experience the overall comfort of our living room, boasting picturesque views of the Gulf Coast. Embrace sunsets and sunrises over the ocean creating a serene start or end to your day. Ample space is available for friends and family to gather, whether it's for engaging in indoor games or enjoying a movie night on our Smart TV. Cozy up with provided blankets for an added layer of warmth and relaxation.

EXTERIOR ENTERTAINING SPACE
Experience plenty of outdoor seating on the main level deck (great for catching sun rays) or covered mezzanine level attached to the home with kitchen and tiki-bar. Lounge on comfortable chairs, soak up the sun, and catch breathtaking sunsets. As evening falls, bask in the romantic glow of the stars and moon for the perfect nighttime ambiance.
NOTE: Cargo lifts are not available for guests' use. Please DO NOT tamper with cargo lifts or cargo lift gates.

Our home is ideal for family vacations, couples getaway and special occasions (by approval only), see SECTIONS REGARDING LARGE GATHERING DETAILS, below, in the listing and YOUTH RESERVATIONS ARE NOT PERMITTED. A YOUTH is defined as any guest under the minimum renting age (25 years). Lastly, take a moment to peruse our house rules, policies, and rental agreement before confirming your booking. Our aim is to prioritize safety, provide protection, and ensure a smooth and enjoyable getaway for all. NEARBY NUISANCE AND DISTURBANCE DISCLAIMER: The Host and/or Property Manager shall not be held responsible for any disturbances, nuisances, or disruptions originating from neighboring properties or public areas, including but not limited to loud music, parties, or large gatherings. These occurrences are beyond the control of the Host and do not constitute grounds for refund or cancellation. The Renter/Guest acknowledges that such disturbances may occur and agrees that it is their sole responsibility to report any issues to the appropriate local authorities. The Renter must also promptly notify the Host or Property Manager of any such incidents. No refunds or compensation will be issued due to external disturbances.

No youth reservations, fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval.

*LARGE GATHERINGS*

Looking for an intimate setting to celebrate an anniversary, birthday, retreat or wedding and would like to have additional day guests? If you intend to host day visitors and anticipate surpassing the MAX SLEEPING occupancy of the home at any given time, categorizing your gathering as an "LARGE GATHERING," you must adhere to LARGE GATHERING OBLIGATIONS:
• To proceed with your special large gathering request, a mandatory signed LARGE GATHERING CONTRACT, distinct from the Rental Agreement, is necessary. A non-refundable event fee of $600 applies.
• The total guest count, encompassing both day and overnight guests, should not exceed 28 guests—no exceptions. You will be asked how many of your guests meet the minimum renting age of 25 years.
• Accommodating the maximum occupancy requires a completed contract for additional external commodes. We are available to assist with arrangements through a rental company.
• Septic: In light of septic system limitations, surpassing the maximum occupancy mandates additional restrooms. Violation of this policy may lead to fines and responsibility for septic system damage. Damages to the septic system are not covered by insurance.
• Please note that the home is not designed for extensive indoor large gatherings. In case of inclement weather, consider alternative arrangements. Outdoor gatherings require a contingency plan for inclement weather such as a tent or restaurant reservation. We are available to assist with arrangements through a rental company.
• Parking is limited to 6 vehicles. Street parking is monitored and restricted.
Exceeding occupancy without an LARGE GATHERING CONTRACT, grants us the authority to promptly terminate the Rental Agreement, escort you off-premises, and issue no refunds. SUPERVISED YOUTH RESERVATIONS AND EVENTS ARE NOT PERMITTED TO COINCIDE.
• NOTE: MAIN DECK LEVEL CONNECTING GATE BETWEEN FEELING TIPSEA AND ONE TIPSEA TIME ACCESSIBLE WITH LARGE GATHERING CONTRACT IN PLACE, CONTACT US FOR MORE DETAILS.


FUR FAMILY (DOGS ONLY & must be APPROVED). Up to 2 (small - medium breeds, 20lbs max). All travelers are required to add the dogs while entering occupancy on the booking platform for full reservation total transparency. Contact us to add on the 2nd dog once your booking is confirmed as some booking platforms have quantity limitations.
• Must be fully house trained & must completely be cleaned up after.
• Leashed at all times when outdoors.
• Not allowed on the indoor furniture or bedding.
• Should excessive barking occur during your stay, please make alternative arrangements.
