The two-bedroom suite sits on the second floor of a quiet 4-unit renovated building, minutes from H Street, Union Market, and the best restaurants in the city. Reagan Airport is 17 minutes away. Self check-in with a keypad. Central air conditioning throughout.



The Space:

The apartment sleeps up to 6 guests across two bedrooms and a pull-out sofa:



★ Bedroom 1: Queen bed with a dedicated work desk and chair, ideal for focused remote work

★ Bedroom 2: Full bed with fresh premium linens

★ Living Room: Comfortable sofa bed for two guests with a 70-inch Vizio TV and Roku stick

★ Bathroom: Sleek sliding glass doors with essential toiletries provided

★ Kitchen: Brand new and fully stocked with stainless steel appliances, refrigerator, gas range and oven, built-in microwave, and dishwasher. White shaker cabinetry, premium cookware, full knife set, cooking utensils, cutting boards, mixing bowls, plates, glassware, toaster, and a Keurig coffee maker with Brita filter. Everything you need to cook for your group



Throughout: fully equipped modern kitchen, Keurig coffeemaker, 70-inch smart TV with Roku, high-speed WiFi, GE in-unit washer and dryer, Guardian security alarm, and central air conditioning. Everything is newly renovated.



Guest Access:

There is a smartlock on the front door and also on your unit door with codes that will be provided before your checkin. Your apartment suite in on the first floor, so there are no stairs!



Parking in DC is scarce and this space is ideal for those ubering on the go. There is street parking in the neighborhood but you must read the signs to not violate parking zoning.

Getting Around:

Both the building entrance and your unit door open with a keypad smartlock. Access codes arrive before check-in. The suite is on the second floor with one flight of stairs. Parking: Street parking is available for up to 2 vehicles. Spaces are not designated or reserved and no passes are provided. Read posted signs carefully.

We have created the Lincoln Loft to provide a top tier environment for families, groups and professionals to unwind and enjoy their time in the DC area. To help us continue providing an excellent space and superior service, guests must read and adhere to these house rules prior to booking. These rules are not designed to restrict you, but to maintain a safe, comfortable environment so you can fully enjoy the property and we can continue offering a high standard of hospitality. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

Anyone who lives locally within the Capital region (DMV) or surrounding areas must communicate with us prior to booking.



🚭 NO SMOKING

We are a completely smoke-free property. A $1,000 minimum fee will be charged if there is any sign of smoking on the premises, or if smoking is suspected and/or evidence is found using disclosed exterior security cameras.



🎉🚫 NO PARTIES / NO UNAPPROVED GUESTS

No parties. No additional guests allowed unless approved by hosts. Violation of this rule will result in a minimum fine of $500 and termination of the reservation with all remaining nights paid forfeited.

⚠️ NOISE MONITORING AND CAMERA DISCLOSURE

There are Ring cameras on the exterior of the home. They are motion activated, record video and audio, and are active during reservations. There is also a decibel monitoring device located inside and outside the home. This is a smart device that measures decibel levels only and allows us to respond to loud and sustained volumes that may cause a disturbance. It does NOT record conversation or audio, it only measures decibel levels. This helps us to avoid unauthorized events / parties. Our goal is for our guests and neighbors to both have an enjoyable experience!



🤫 QUIET HOURS

10PM-8AM: We ask that you please keep noise to a minimum from 10pm to 8am every day of the week. Violation of this rule will result in a minimum fine of $500 and termination of the reservation with all remaining nights paid forfeited.



During quiet hours, the maximum allowable noise level is 60 dB outside and 75 dB inside.



At all hours, management reserves the right to determine whether guest activity is creating a disturbance to neighbors, tenants, or other guests. Sustained disturbances — whether or not they exceed numerical dB thresholds — shall constitute a violation of House Rules.



A reference for noise levels, measured in dB, is provided below for your awareness:

50-60 dB - Normal conversation

61-70 dB - Dinner party or loud TV

71-80 dB - Party

81-90 dB - Loud party

91+ dB - Very loud party / amplified



This is a high level overview of our House Rules. All guests are required to read the House Rules in full prior to booking. By making a reservation, guests confirm that they have read and agree to all House Rules in full.



Interaction with Guests:

This home comprises the upper unit at this location. Please be mindful that there may be guests staying in the lower unit during your stay, and we ask that you be respectful and courteous, especially during quiet hours (10:00 PM through 08:00 AM). Great location and a very nice place

The place was clean and looked just like the pictures. Easy commute to downtown or surrounding area. Not terribly far from a metro stop. Would stay here again.

Lovely place in a quiet neighborhood. Street parking was easy but full at night. Walk to the train station was about 15 minutes but easy. Great place to relax after long days in the museums
