A spacious home marketed as a private resort for family reunions, celebrations, and creating lasting memories. It features an open-floor plan, breathtaking mountain views, and a private outdoor oasis with an infinity pool, hot tub, basketball/pickleball hoop, a golf hitting cage, and a sprawling yard. 1. GUEST & PROPERTY POLICIES

Guest Count & Fees
Authorized Guest Fee: A fee of $35 per night will be charged for each guest aged 5 and over, for the 13th, 14th, and 15th guest. All guests must be declared prior to arrival.

Reducing Guest Count

Reductions & Refunds: If you need to decrease the number of guests, you must submit a formal trip change request through Airbnb. Refunds for the extra guest fee will only be provided for requests made more than 7 days before arrival and are subject to a $25 reservation change fee. No refunds for guest count reductions will be issued within 7 days of arrival.

Unauthorized Guests: Any guest not declared through the vacation rental platform prior to arrival is considered unauthorized. A fee of $100 per person, per night will be charged for any unauthorized guest, and may result in the cancellation of the reservation without refund.

No Smoking: A $500 penalty will be charged for smoking inside the home or game room.

For everyone's safety in our high-risk fire area, smoking is permitted only in the Gazebo or the Nipa Hut.
Please note: You must provide and use your own ashtray. A fee of $10 per cigarette butt will be applied for any littered butts found outdoors.

Excessive Cleaning: Properties left trashed will incur a $250 cleaning fee.

2. POOL & HOT TUB

Heating is an optional premium service available for your comfort. The pool and hot tub are heated by separate systems and require advance scheduling and payment. All fees are subject to applicable taxes.

Heating Fee Structure & Recommendation:
While you may prefer to heat the pool only on specific or staggered days, please note the following: The $199 first-night fee applies each time the pool heater is activated after being off. If you heat the pool for one day, let it cool for a day or two, and then wish to re-heat it, the fee will reset to the initial $199, followed by $119 for any additional consecutive nights.

To maximize your enjoyment and value, we highly recommend pre-paying to heat the pool for your entire stay. This ensures the water is consistently comfortable and avoids the higher re-activation cost.

B. Heating Schedule & Operation

Standard Daily Window: When activated, heating is provided during an 8-hour window from 11:00 AM to 7:00 PM.

Custom Window: You may request a different 8-hour window, provided it ends by 12:00 AM (midnight).

Extended Hours: Heating beyond the standard or custom 8-hour window is available for $20 per hour, but no later than 1:00 AM.

How It Works: The heater is activated to reach the target temperature by the start of your scheduled window. Heating stops once the target temperature is reached and does not run continuously to maintain it against heat loss. The water is warm and ready for you to enjoy at the start of your scheduled time.

C. Booking & Important Notes

Advance Notice & Payment: A 3-day advance notice and confirmation via the platform message is required to schedule and pay for heating.

Temperature Disclaimer: Temperature is not guaranteed and is significantly affected by ambient weather conditions (e.g., cold, wind, rain).

Separate Systems: The pool and hot tub are heated independently. Purchasing heating for one does not activate the other.

D. Maintenance Schedule

Weekly Service: Regular maintenance occurs on Wednesdays from 12:00 PM to 3:00 PM. You will receive advance notification. Access by maintenance personnel is required during this time.

Unscheduled Maintenance: Occasionally, unscheduled maintenance may be required for safety and water quality. We will provide as much notice as possible.

3. SPACIOUS HOME FOR FAMILY GATHERINGS & SMALL CELEBRATIONS (EVENT POLICY APPLIES)

Our home is ideal for families and groups looking to celebrate special occasions. To ensure a great stay for everyone and maintain harmony in our neighborhood, we have a clear event policy:

Perfect for creating special memories, our home welcomes daytime celebrations like family reunions, milestone anniversaries, baby showers, and birthday parties with prior host approval. All event activities must conclude by 6:00 PM.

Guest Limits: The maximum overnight occupancy is 15. For daytime events, the total number of people on-site (including visitors) must not exceed 25, and approval is required for groups over 20.

Absolutely No Late-Night Parties: We strictly enforce quiet hours from 9:00 PM to 8:00 AM and adhere to Vacation Rental global party ban.

Full Compliance Required: All guests must agree to our detailed House Rules, which cover eligibility, vendor policies, and noise ordinances. These will be provided after booking and must be acknowledged.
