The entire home is accessible, with the exception of the locked cleaning closet. You have full access to the parking lot & private pool.

Our home is on a shared lot with a detached one bedroom guest house. Our long term tenants are quiet & keep to themselves.
1. Smoking (or vaping) is not permitted inside. Smoking is permitted outside only; please dispose of your butts responsibly. A minimum $2,500 cleaning fee will be reported if evidence of smoking is found in the home.

2. People other than those in the Guest party may not stay overnight in the property without prior notice. Any other person in the property is the sole responsibility of Guest. The host has not represented this unit as an event facility, therefore, there is a limit to the number of any visitors at any one time (in addition to registered occupants) of four (4) up to a maximum of twelve (12) persons in the property at any given time. At no time may any of these visitors remain overnight or assume any guest privileges whatsoever.

3. The host is not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

4. We offer a Chore-Free Checkout, and do not ask our guests to clean prior to checking out. However, this does not give permission to leave a mess; cleaning that requires substantially more time than usual due to excessive trash, stains, spills, etc., will be charged to the Guest at $40 per hour.

5. Late check-outs are not permitted without prior discussion, as our cleaning teams are punctual. Late check outs require additional cleaners to be brought in, and will be charged at $100 in half hour increments.

6. If Guest cancels the trip past the cancellation window deadline, Host is willing to refund if any dates are rebooked. This refund is provided only above and beyond the cancellation amount, up to a full refund. Hosts understand plans can change, and don`t believe in `double-dipping` if Guest nights are able to be rebooked.

7. There is no daily housekeeping service. The property has been thoroughly cleaned prior to your arrival; linens, bath towels, toiletries, and more are included in the stay. Additional supplies or mid-stay cleanings are available for additional cost.

8. While we love our furry friends, pets are not permitted, as many guests have sensitivities. A deep cleaning fee of $500 will be charged if clear evidence is found.

9. Host happily invites children with the following stipulations:
- Children must be supervised by an adult at all times
- Guests are responsible for any and all necessary baby proofing
- Guest must thoroughly inspect any provided child items, including but not limited to high chairs, pack & plays, baby gates, etc. Host does not & will not inspect these items for liability reasons; Guest assumes full liability for use.

10. Our home is professionally treated for pests; however, we are in Florida, and the occasional indoor bug is inevitable. Refunds will not be given due to insects inside or outside.

11. We have neighbors. They are cool, but expect our guests to be respectful. Please abide by our quiet hours outside; no loud music after 9pm / before 8am.

Warm place

This property wasn't far from the beach and restaurants. Definite plus! However, management of temperature was a major issue. Primary bedroom and bath was difficult to keep cool. Especially the bathroom. You couldn't get ready in it. No vents for air conditioning make it very warm on 90 degree days. But even nights in that bedroom were very warm and uncomfortable. The enclosed back room near the pool wasn't usable either because the window AC unit was broke and supposedly on order. But they can come from Walmart etc for quick replacement. This home was older and had a facelift, its just still needing some updates to keep up with the homes around them. Exterior landscape and pavers around pool are struggling. The low voltage light in the pool shocked kids and husband when they got close to it. Communication was off when approved for early check in and then once arriving we couldn't go in bc cleaners where still there til 4pm. Just tough with little ones and groceries.

Thanks for staying with us. As Jess was only our second guest in this property, we didn't learn until their stay that the HVAC system couldn't keep up with kids constantly leaving the door open. We've since put a brand new whole home HVAC system in. We don't advertise AC in our sun room / Florida room - it is meant to use air flow + fans to stay cool, and does get warm during the peak summer daytimes. We aren't sure what Jess experienced with the pool light, but it is sealed, low voltage, and not possible to have any time of shock hazard, let alone only "nearby," given how electricity works in water. Even so, we had an electrician out and they confirmed it was working correctly. We take safety seriously! For early check in, unfortunately as our second guest, our cleaners were still learning the property, and did not finish by 2 as they expected. We still let Jess drop her stuff prior to finishing up. We now have our cleaning crew dialed in, and the property is doing great - we have all 5 star reviews on that "other" rental site!
