Si usted está buscando un refugio sereno para sus vacaciones, este es un lugar perfecto para usted! Villa Alisa se alza majestuosa sobre la cueva del mar en la parte más atractiva de Dubrovnik a sólo 15 minutos a pie de la ciudad vieja de Dubrovnik.
La villa se encuentra en la posición completamente aislado rodeado mantenido jardín mediterráneo de pinos frondosos. Está situado en una colina arbolada, por encima de la gran superficie azul del mar Adriático, con magníficas vistas al mar y la ciudad vieja de Dubrovnik con terraza que se cierne sobre la cueva.
Villa Alisa tiene 2 habitaciones con cama doble y es adecuado para el alojamiento de lujo de 4 - 5 personas.
En la planta baja de Villa Alisa hay una amplia sala de estar, comedor, cocina y un pequeño cuarto de baño moderno con ducha. Toda esta zona está enmarcada por baja altura a techo puertas francesas que, además de ser gran fuente de luz, conectan el interior y el exterior de la villa. El salón tiene un sofá, que se puede utilizar como una cama extra para 1 persona.

En el primer piso de Villa Alisa hay dos amplios dormitorios y un baño amplio. Las habitaciones cuentan con una terraza que ofrece una increíble vista al mar.
Villa está rodeada por más de 800 metros cuadrados de terrazas y jardines que ofrecen a sus huéspedes total privacidad y tranquilidad. Dé un paseo por los jardines hasta las cristalinas aguas del Adriático, o disfrutar de su jet privado nadar corriente de la piscina
Villa está a sólo 15 minutos a pie del casco antiguo, a pocos minutos de la hermosa playa de guijarros y aguas cristalinas. Villa tiene su propio acceso al mar.

Nikša as a host was fantastic. Very attentive. Had a fridge full for us when we arrived. Bread, milk, yoghurt ,juice etc. Gave lots of great recommendations and checked in on us to make sure we had everything we needed. Ordered us pizza when the restaurant told us they wouldn’t deliver. villa had everything we needed. Netflix etc if so inclined. Good wifi. Nicely air conditioned. All condiments, cleaning products etc. location great. Stunning views of Lokrum and Old town. Just a 20minute walk into town. Wouldn’t hesitate to recommend this villa. Thanks Nikša

Fabulous position

We chose this house to allow our young adult sons easy access to Dubrovnik but with peace and space for ourselves to relax. The property manager was very friendly and helpful , helping with airport transfers and checking in by text periodically. We were able to access the house slightly early on check in day which was great. The views over Lokrum and Dubrovnik were unbeatable and we struggled to leave them! The house was spacious and well equipped and the food and wine in the fridge in arrival was greatly appreciated! The nearby beach had a small restaurant open into early evening and we ate there and in old Dubrovnik which was a easy 20 minutes walk away. Thank you for an amazing holiday !

Great villa do not hesitate to book. Perfect location from Dubrovnik. Fabulous setting on the rocks with access to the sea. Gorgeous pool and the views were outstanding. Very very well equipped and lots of nice treats, coffee, wine, fruit, bread, cheese etc left by the lovely owner. Only slight negative is very hard beds and no parking, but having no parking in Dubrovnik is normal as parking is very scarce. I would not hesitate to book this villa again.

Fantastic!

This was sooooo much better than we’d hoped for! The photos don’t really do it justice which is unusual. The location must be about the best in Dubrovnik and you simply won’t be disappointed. Worth every penny! Niksa was Uber helpful and a really interesting and helpful chap as well. Can’t fault anything about this property and how it’s run!

Brilliant location

Location of the villa was stunning. We swam and snorkelled in the sea via the steps from the villa everyday. The pool was excellent and views from the terrace were magnificent. The old town of Dubrovnik was easily accessible and Niksa was extremely helpful throughout; arranging food, taxis and advising on trips and restaurants.

Has it all and a wonderful host

Wonderful picturesque property nestled into the Croatian coastline with all the views and amenities we were looking for and more. We have absolutely nothing but positive recommendations for this property and it exceeded all of our expectations. One of if not the most important part of our experience was having access to the support and recommendations of the host Niksa. We are so very glad to have had his input into places to eat and daily activities which were of great aid. He was awesome at recommending to us several of our experiences of which made the trip that much better…hiking, dining and even ordering pizza for us when the local pizza place said they weren’t delivering 😉

Spectacular house in Dubrovnik

Our stay at this villa by the water in Dubrovnik Was perfect the house and service exceeded expectations. Niksa was responsive to any query or request and greeted us warmly on arrival. The view is breathtaking and facilities were excellent. The pool is one of the best we have encountered it was kept very clean and was particularly enjoyed by the young adults. The walk to the old town is leisurely and scenic and we enjoyed the excellent local specialist coffee outlets - the best so far on our visit to Europe. We would love to return to the house in future. Thank you Niksa for your assistance during our stay.

First time using this forum and hit the jackpot. The home and location were perfect - old city 10 minute walk and the sea right at our feet. Niksa made everything so easy for us from booking the home to the check-in/out process. The kind touch of having coffee, wine and food ready for us when we arrived was sweet and thoughtful! The views of the old city, Lokrum island and the sea were fabulous. We watched every sunset with the same awe as if it were our first sunset. We left well refreshed and as if we had just spent the week at a spa. Look forward to visiting again and using this property. Highly recommend this property.

Amazing location. What a combination... proximity to Old Dubrovnik, private access down the steps to the ocean front, a pool, an outrageous view, killer sunsets, alfresco dining. An absolutely beautiful home and tremendous location.

Stayed with my family for a week and we could not of been happier. The home and property are stunning. The home is comfortable and has all the necessary amenities one would want. The location is just amazing . The old town is about an easy twenty minute walk and you can literally swim to the beach. I cannot say enough about the property manager . He welcomed us at the home , had food and wine at the home for us and was just a wonderful individual providing assistance and recommendations when needed. I would travel back to Dubrovnik again and would only stay here when I do. A real gem of a vacation home. Thank you for the wonderful experience

The best Villa view to see around this area

Everything is amazing. Only small issue is parking place next to the Villa... let say it is difficult at free places otherhand parking costs are extremelly high.

Beautiful Villa! Best location!

We loved this villa! The location was great to walk to everything, yet if you want quiet and privacy, the property is perfect. We had everything we needed to cook in, and the host provided some staples, which was very helpful the first night as we got in too late to go shopping. We also scheduled two days of massage through our host, I highly recommend this. Our host, Niksa was very responsive and helpful. We had bad weather so we weren't able to enjoy the pool, but I can see where it would be awesome on those hot days of summer. We would love to stay again in the future.

Great rental, close to Dubrovnik old town, fantastic views !

Niksa our villa host could not have been more helpful, replying immediately to any question we had and helping us organising everything locally both before and during our holiday. The villa is in a fantastic location, with the most amazing sea views and beautiful sunsets over Dubrovnik old Town. It was an easy 15 min walk into town, we contemplated getting a hire car but were pleased we didn’t, as taxis were plentiful and parking anywhere would have been a challenge ! The villa was well equipped with everything you would need, it completely lived up to the photos and was the perfect base for a relaxing break. Would highly recommend!

Excellent villa

Not much I can add to what has already been said. This is a lovely villa in a quite stunning setting. The views from the terrace out to the old town are to die for, and we spent far more time than planned just relaxing looking out into the bay. It is about a fifteen minute walk to the Old Town but taxis are plentiful and fast to arrive. The host, Niksa, was fantastic and helped us with pretty much all that we needed, from groceries on arrival to setting up boat trips around the islands. I couldn't recommend this place highly enough. I look forwards to returning.

An oasis of cam and beauty like no other.

From the moment we arrived greeted by Niska we were awestruck by the Villa Alisa and the views in every direction. You enter into lovely terraced gardens and enter the villa on the top floor where the bedrooms are located. Both rooms have a magnificent view with wall to wall windows and a balcony . Every picture you see in this listing is an actual view from the property. Downstairs you will find a well appointed kitchen and Niska even provided some basics in the fridge which was ver much appreciated. I enjoyed the paintings and the open space and again the priceless views downstairs as well. We were very comfortable. The WiFi was very good. Niska also arranged a boat excursion to the islands and that was a super fun and a real treat that I would recommend. The walk to Old Town is easy and cabs and Ubers are plenty. Old Town is filled with wonderful restaurants and shopping and walking the walls is a must. You will appreciate the Villa even more after the hustle and energy of Old Town and Dubrovnik. We also took a trip to Ston which was interesting and fun despite the dreary weather that day. Niska provides a list of suggestions and he was always available to point us in the right direction. Another highlight was a swim in the Adriatic Sea and and into the cave under the villa. If you are intrigued by ruins and history, take a walk to the Belvedere Hotel site and check it out and maybe swim to Jacob beach. They have a good menu and cold drinks and again that view. It is the perfect location for a perfect vacation. The beauty, the food, the comfort and the wonderful people await you. PS..so do the Tiger mosquitos - use that bug spray day and night or you will be sorry.

Lovely villa, fantastic views, excellent pool

We were very sorry to leave. It is the perfect place to relax and look out to sea. The villa is spacious for 4 people. The pool is excellent and there's some great snorkelling from the rocks below. It was quite easy to swim to the nearby beach café. We arrived with a car. Parking is a challenge near the villa and just about impossible in Dubrovnik, so it's probably easier not to have one. I can't imagine anywhere nicer to stay when visiting Dubrovnik.

Beautiful location, excellent host, skip renting a car though

This is a gorgeous property, and the views do not disappoint. It's clean and comfortable, and Niksa is an outstanding host before and during the stay. A few helpful hints: the road the place is on is super narrow and a bit frightening to drive on, and the parking is hit or miss unless you want to spend over 45 usd per day to park down the street at a meter. We wish we'd taken Niksa up on his offer to arrange airport transfers instead of renting a car, then just hired a car in town for a daytrip. Also, markets are a mile walk for incidentals, which isn't terrible but just know that and perhaps stock up. Niksa left us some really nice provisions. It's an amazing house, just make sure you're ok with lots of steps and ok with a lot of walking.

A perfect secluded villa with superb views all round and all the amenities you need.

Niksa the host greeted us on arrival and showed us round the villa and explained everything we needed to know. He was keen to keep in touch with us during our stay to make sure everything was ok, which it was and to offer tips and advice about our activities. He was the perfect, helpful and friendly host. He even had some goodies in the fridge as a welcome. The villa had everything you needed for your holiday and was clean and cleaned once a week with a towel and linen change as well. The villa was secluded and private and was accessed via sixty steps down through the terraced grounds which added to the charm and atmosphere of the place. The wow factor was the view all round from the living quarters and the bedrooms. Get out of bed in the morning and go out onto the balcony and gaze down at the blue sea below, look right at the walled city or left at the small hill side monastery before you start your day ! A half hour picturesque stroll from the villa will take you right into the walled city of Dubrovnik. Once inside the walls there are places to eat all over the place you will be spoilt for choice. If you want a comfort stop go into any of the eateries order a drink and visit their toilets which we found were all clean and properly equipped were ever we went. When you go up onto the wall around Dubrovnik you will find cafes and toilets on the wall, there is no need to take your own refreshments up onto the wall if you do not want to. We took nearly two hours to go round the wall, soaking up the atmosphere of the place and taking loads of pictures and videos. If you are walking back to the villa in the dark there a street lights all the way back to the villa. Dubrovnik and Croatia is a safe place to visit, we felt at ease all the time. We hired a car to explore further afield. If you do this remember to get a green card, it cost us 21 euroes if you want to visit Bosnia or Montenegro. The one way system around Dubrovnik is interesting, a GPS would be handy. We familiarised our selves with the road system on Google earth before we went and found no problem in driving around. Away from Dubrovnik we found the roads relatively quiet in May and in good condition. Although we did not go on a boat trip we could see from the villa balcony that there were plenty of boat trips on offer as they were constantly passing by. You will walk past kiosks offering excursions as you walk into Dubrovnik. A big thank you to Niksa, so helpful and friendly.

Magical stay at this beautiful villa!

This has got to be the best place in all of Dubrovnik. Short walk to old town, but feels like your own private oasis. You can't get a better view to swim in a pool, our favorite was the private steps down to the sea. Swimming in the beautiful ocean with amazing views all around. Heaven, we'll be back!

Dreamy Oasis in Best Location

Our family really enjoyed the house and location. The views were breathtaking. We enjoyed the pool and the close proximity to the neighboring beach that we could either swim or walk to. It was a gorgeous walk to old town Dubrovnik s well. We were well taken care of and enjoyed snacks and refreshments when we arrived. We will be back!

Peace and quiet on top of the world

We chose Villa Alisa in Dubrovnik as our home base for 10 days and found it to be very private and peaceful. The view is spectacular and the house is a nice size with great windows overlooking the Adriatic Sea and Old Town Dubrovnik. Through a lovely garden there are 59 steps from the street, but this is what makes it so private and peaceful. The kitchen and bathrooms are well equipped, and the house and terrace are furnished comfortably. The Old Town is about 1 mile away - a bit of a walk - but good exercise. We did not want to carry groceries back so took taxis back - the taxis are plentiful. The house manager, Niksa Grabovac is a delight - he ensured that we had some basic food and drink on our arrival. He checked in with us periodically to make sure our stay was going well. On one visit, he talked of his war memories as a teenager. He gave us a sense of the Croatian history and culture. I would recommend a stay a Villa Alisa to anyone who appreciates a spectacular setting!

Location location location

This has to be the best location in Dubrovnik. The views are sensational and the constantly changing seascape makes it difficult to prise yourself away from the villa. The pool on the terrace is great but what makes the villa extra special is its direct access to the sea (down very steep steps). This means you can swim and snorkel whilst avoiding the crowded beaches. We even managed to swim across to the beach bar for a few early evening beers! The villa itself is very well equipped and a very practical layout. There are lots of steps and parking is sometimes tricky but these minor problems are insignificant compared to the privacy and beauty of the location. Dubrovnik more than lived up to expectations even with the heat and crowds of high season. Lots of excursions nearby with cheap seafood in abundance. Niksa was a perfect host - charming and patient with my elderly mum and understanding with our autistic son. His advice was always spot on whether it on restaurants (our favourite was the seafood restaurant on Lockrum) or which route to enter Montenegro to avoid border delays. All in all a fab villa in great location. Thank you Niksa!

The place to stay in Dubrovnik

The Wow factor is the view , obvious from every room in the villa. The villa itself is well maintained as are the beautiful gardens that are sculpted to enhance your walk down to the villa location, practically at the edge of the water. This allowed us to have the best view of the walled city, the Adriatic and Lockrum island just across from the villa. Absolutely private lot ...no neighbours. For us old folks, a 20 minute walk to the city if we don't stop and gawk at the views as we go. Fantastic 5 star hotel restaurant 3 minutes away...but not with the same wonderful view. Now about Niksa.....who became a friend at our first communication long before we arrived at the villa. Extremely accommodating and always kept in contact ensuring we had no issue or anything he could help us with. What a difference to a holiday having someone like him to deal with. Thank you Niksa. We have already recommended this Villa to our family.
