The Ferns is a full-property experience in the heart of Bluebonnet Country.
A short stroll from the Historic Downtown Square in Bellville, walk to restaurants, the pub, & parks.

Listing is available for guests 16+ years of age.

The Studio Suite is a private building on the property of The Ferns.

Furnishings include a cozy four-post, queen bed fashioned alongside a plush, bouclée couch & lounge chair.

Bistro table & chairs accompany a beverage station with a Nespresso & tea selection.

Huge shower, personal Turkish pool blankets, & fluffy cotton bath towels!

There are also a high-top bars with seating - fitting for work, study, scrolling, & bird watching.
An antique roll-top desk and chair anchor the room, under a window with diffused sunlight throughout the day.

Many SHARED amenities:
pool, jacuzzi, Pavilion with outdoor kitchen & seating at the bar or around the pool.

Private, exclusive access to The Studio Suite.

Shared access to common spaces outside, including pool, jacuzzi, & Pavilion kitchen & seating.

The hospitality team is available via phone (call or text). Service hours are between 7am and 7pm. Guests may experience delayed responses between 7pm to 7am.

Bellville is a quaint, small town in the heart of Bluebonnet country. It sits in the low prairie, just about 45 minutes from the west side of Houston.

It is conveniently located to Antique hotspots, wineries, and various outdoor recreational attractions (biking, state parks, hunting, fishing, etc.).

The neighborhood is just a short stroll from the Historic Square in Downtown Bellville and it`s restaurants, pub, shops, and other businesses.

Parking is available on the street and in the driveway. More details will be provided in your welcome guide.

You can easily stroll to the Historic Downtown Square in 2-3 minutes, for food, pub, shopping.

There are parks north and south of The Ferns, also a short walk, including pickle-ball courts.

Please note that The Ferns is a low-screen environment.

There is a 70` Smart TV in the Poolside Guesthouse, and there is a Smart TV in the Pavilion connected to various streaming services.

There is no kitchen in The Clubhouse -- there is a shared, full kitchen in the Pavilion.
[1] Respect the Cozy Small Town Vibe: The property is in a residential area. Noise levels are to be maintained to normal conversational levels. Guests are advised to refrain from loud noises, especially outside - this includes voices, music, and other audio. All noise disturbances will be treated seriously and may result in removal from the property without a refund.

Noise or disturbance, and/or damage will incur a $500 fee plus the costs of repair, maintenance, and any other remedy; the reservation fees collected may not be refunded and you may be asked to leave. This listing is NOT a party rental -- please DM host for more information on event rentals of the property.

Check-out time is as stated in your reservation. Unauthorized late check-outs will incur a $250 fee unless pre-approved by the host in writing prior to departure or pre-purchased.


[2] Leave it as you found it: unusual or excessive cleaning, furniture damage and/or repositioning of furniture, fixtures, or other components of the property will incur a fee of $150 plus repair and replacement cost.

[3] Enjoy it as you Booked it: allowing unregistered visitors on property will incur a fee of $100/visitor/day of the dates of the reservation; also, you may be asked to leave and may forfeit any fees paid.

[4] There will be a $350 additional cleaning fee applied if confetti, glitter, or other similar materials are used on the property.

[5] Care for Linens & Towels: Bedsheets, towels, and other linens that are stained with strong perfume, cosmetics, self-tanner, hair dye, bleach, or other substances that cannot be fully removed will incur a replacement fee of $75 per towel and $250 per sheet set.

_Registered guests are permitted on property - unregistered visitors are not allowed and will constitute a party.
