We will be available from 8am-8pm to communicate with over the platform.

Guests are expected to be respectful of surrounding neighbors on the cattle farm at all times and must comply with the local noise ordinance. Quiet hours are enforced between 10:00 PM to 8:00 AM and respectable noise levels are required at all hours.

Thousand Hills Ranch is a working Cattle Ranch. Cattle can be present, sprinklers can be going for pastures, etc. Guests are not allowed to wander outside the property onto other areas of the property. Hiking on the property is not allowed but there are amazing trails just a short drive away.

Ample parking for many cars.

We provide starter supplies for guests: shampoo, conditioner, body wash, paper towels, toilet paper, etc. All other supplies will need to be providing by the guests.

No pets or parties allowed.

Internet/ TV: We have Wi-Fi set up as well as Smart TV's so you can login to all of your favorite streaming platforms. BYO Passwords
Wi-Fi and/or power outages can occur periodically in our small town and rural settings, over which we have no control.

We do our very best to keep them as far away from the house as possible with recurring pest control from a reputable company, but they are still present at times. Your safety is very important to us. There may be wildlife on site, including bugs, both inside and out. Please leave doors closed at all times.

Lawn maintenance typically occurs on Thursdays.

Must sign rental agreement upon booking and upload a copy of your legal unexpired driver's license or passport

Must submit a $500 off-platform security hold that will be collected upon signing rental agreement but it will not be placed until 2 days prior to arrival and released 3 days after departure, if no damages are reported. Deposit to be processed by host on guests credit card. Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits.
