★ OUTDOOR PROPERTY ★
This is a large, natural property with hills, wooded areas, and a creek nearby (often dry in summer). Please supervise children at all times outdoors, especially near slopes, the pool, and the hot tub.

★ PET POLICY ★
We allow non-shedding dogs with prior approval. Please inquire before booking. Additional fees apply.

★ SECURITY ★
Exterior security cameras monitor the perimeter/entry points for safety and storm/property monitoring. No cameras inside.

★ NO SMOKING INSIDE ★
Any evidence of smoking indoors will result in an additional fee for odour removal and cleaning.

★ PARTIES / EVENTS ★
Events are considered case-by-case and require prior approval (additional event fees may apply). Please treat the home with care to preserve it for future guests.
** Occupancy & Visitors **
- Maximum occupancy is 10 guests total, with no more than 8 adults.
- Only guests listed on the reservation are permitted on the property at any time. No additional visitors.
- If the number of guests exceeds what is listed on the reservation, a fee of $200 per night, per unregistered guest will apply.
- Failure to register all guests may result in immediate cancellation without refund.
- Please note: The nightly rate includes up to 6 guests. Each additional guest beyond 8 is subject to a $50 per person, per night fee. Be sure your reservation reflects your full group size at the time of booking.

** Pets **
- A maximum of 2 dogs are permitted with prior approval only.
- Dogs must be hypoallergenic or low-shedding and listed on the reservation with the applicable pet fee.
- Dogs must remain on-leash outdoors and are not permitted on furniture or beds.
- Due to severe allergies, cats are not permitted under any circumstances.
- Dogs must be listed on the reservation with the $150 pet fee noted
- Any non-approved pet will result in a $500 fee and may lead to cancellation of the stay.

** Noise, Behaviour & Events **
- No parties or events of any kind.
- Please respect municipal noise by-laws, especially during evening and nighttime hours.
- Loud outdoor music is not permitted.
- No fireworks at any time.
- Any fines issued by local authorities (noise, occupancy, pets, fireworks, etc.) will be the responsibility of the guest.

** Smoking **
- No smoking anywhere on the property, indoors or outdoors.
- A $200 per day fee will be charged if there is evidence or smell of smoke.

** Garbage & Recycling **
- Your cleaning fee covers disposal of up to 4 full-sized garbage/recycling bags.
- Garbage and recycling must be sorted into separate clear bags (provided):
1. Garbage
2. Cans/Plastics/Glass
3. Paper/Fiber
4. Beer/Liquor containers

Additional fees:
- $20 per extra bag of garbage or recycling.
- $10 per bag if sorting is incorrect and requires re-sorting to meet municipal dump requirements.

** Pool & Outdoor Areas **
- The swimming pool is closed and locked during Fall and Winter. Access is strictly prohibited during this time.
- The property is located on 3+ acres of natural wilderness, including an unmaintained hill and a small creek.
- Guests acknowledge and accept that all outdoor areas are used at their own risk.

** House Etiquette **
- This is a no-shoes home - please remove shoes upon entry.
- No eating or drinking in the bedrooms.
- Please lock all doors when leaving the property.
- Turn off lights and appliances when not in use.

** Basement Use **
- The basement is not a living or entertainment space.
- It is accessible only for use of the second bathroom and washer/dryer.

** Septic System **
- The cottage operates on a septic system.
- Flush toilet paper only.
- Do not flush wipes (even “flushable” ones), hygiene products, or any other materials, as they can cause serious damage.

** Kitchen & Cleaning **
- All dishes must be cleaned before check-out.
- A $50–$125 cleaning fee will apply if dishes are left unwashed.
- Damaged or stained linens and towels will incur a $20 charge per item.

** Damage & Property Care **
- Guests are responsible for any damages exceeding the security deposit.
- Do not remove, replace, or re-key any locks on the property.

* Guests acknowledge that the property sits on 3+ acres of wildernesses which includes a large hill that is not maintained. This also includes a small creek with running water. Use at your own risk.

Lovely Weekend Away

Stayed at the house over the weekend for a girls trip, and we all loved it! The house was cute and had everything we needed. There was a grocery store 4 minutes away, which was great. Our favourite was the big room upstairs that had 4 beds in it, so most of us slept together and chat all night long. Really appreciate the opportunity to stay at this house, and the owner was easy to reach and quick to respond back. Thank you and would definitely stay here again!
