**Escape to Tranquility at Our Waterfront Cottage on Cobbetts Pond**

Experience the perfect getaway at our charming waterfront cottage, nestled along the serene shores of Cobbetts Pond. With two cozy bedrooms—featuring a cozy king bed, a comfortable queen bed, and a full-size futon/couch in the living room—this cottage comfortably accommodates up to five guests, making it ideal for families or close friends.

**Outdoor Amenities:**
Embrace outdoor living with our kayaks, perfect for exploring the tranquil waters, and enjoy delightful evenings around the firepit. The outdoor grill invites you to savor delicious meals al fresco, while the beautiful surroundings provide a perfect spot for relaxation, fishing, or a refreshing swim in the pond.

**Convenient Location:**
While you’ll adore the peaceful setting by the pond, our cottage is just minutes away from exciting attractions, including hiking trails, good dining options, shopping, Canobie Lake Park, and Tuscan Village.

**Inviting Living Spaces:**
The heart of the cottage is designed for comfort and relaxation. In the living room, unwind with our electric fireplace, a selection of vinyl records on our turntable or bring your own to enjoy while taking in the stunning water views from the balcony. Our smart TV allows you to stream your favorite shows via Netflix or your preferred apps (note: cable is not available). We also have some books and board games available as well.

**Fully Equipped Kitchen:**
Cook up a meal in our small but equipped kitchen, which features everything you need to prepare meals. Enjoy a warm cup of tea with our kettle, or start your day right with our Keurig coffee machine, Nespresso original machine and a traditional pot option while you enjoy the beautiful water views.

**Accessibility Note:**
Please be aware that our cottage features multiple sets of stairs leading to the outdoor amenities. It may not be suitable for guests with mobility challenges or small children, as safety gates are not provided either.

**Parking Information:**
Parking is limited to two vehicles, so please plan accordingly. Larger vehicles such as RVs cannot be accommodated. In the winter months with the snow, it will be hard to accommodate even 2 cars.

**Guest Access:**
Guests will have access to the main floor of the cottage and the entire outdoor area. The basement is unfinished and not available for guest use. While I won't be on-site during your stay, I'm just a message away via the app or my cell phone for any assistance you may need.

**Booking Requirements no exceptions :**
Guests with no reviews on Airbnb must be verified and provide a photo ID. Upon reservation acceptance, a rental agreement and house rules will be sent, along with a request for a $200 REFUNDABLE deposit for any damages.
