There is an occupied guest house located in the backyard. Your designated parking, private entrance, and living space are exclusively yours. The guest house is off limits.

• Check-in is at 4:00 PM
• Check-out is at 10:00 AM
• A complimentary 1-hour early check-in or late checkout may be available with prior approval
• Additional hours are $25 per hour (up to 2 hours)
• Unauthorized early check-ins or late check-outs will be charged $50 per hour

Please note: We do not offer refunds of any kind for any reason outside of the Airbnb cancellation policy.
Airbnb also offers optional trip insurance at the time of booking — we highly recommend adding it for extra peace of mind.

1. Check-in/Check-out Policy
• Check-in is at 4:00 PM
• Check-out is at 10:00 AM
• A free 1-hour early check-in or late checkout may be available with prior approval.
• Additional hours are $50 each (up to 2 hours).
• Unauthorized early check-ins or late check-outs will be charged at $100 per hour.



2. Guests & Visitors
• Maximum of 8 guests at all times, including visitors.
• Children count as guests and must be included in the booking.
• No parties, gatherings, or events over guest limit are permitted.



3.. Smoking & Vaping
• No smoking or vaping indoors.
• Smoking is only permitted outside, and all ashes/butts must be disposed of properly.
• A $350 deep cleaning and odor removal fee will apply if this rule is violated.



4. Pets
• Pets are permitted and a pet fee applies, which covers normal pet cleaning.
• Pet Fees DO NOT cover damage to the property.
• To receive the standard pet fee, pets must be disclosed when booking. Undisclosed pets will be charged $250.



5. Respect Thy Neighbor
• Quiet hours are 10:00pm–8:00am.
• Please respect the neighborhood and keep noise levels low after quiet time.



6. Parking
• Park only in the designated areas—please follow the directions in your check-in message.
• Illegally parked cars may be towed at the owner’s expense. Do not block neighbor driveways.



7. Care of the Space
• Be respectful of the décor and furnishings.
• Leave the space in a similar condition to how you found it.
• Only flush toilet paper. Do not flush feminine products, diapers, or wet wipes, as they can clog the system and may result in repair charges.



8. Responsibility for Damages
• Guests are responsible for any damages caused during their stay.
• If repairs impact future reservations, any resulting discounts or cancellations may be charged to the responsible guest.
• Follow appliance instructions in the check-in message if any. Damage caused by misuse may result in repair charges.



9. Injury Waiver & Liability Policy
• Guests acknowledge and assume full responsibility for their personal safety and the safety of all occupants, including minors, during their stay. To the fullest extent permitted by law, the host/property owner shall not be held liable for any injuries, accidents, losses, or damages arising from the use of the property or its amenities, regardless of cause.
• Use of any pools, hot tubs, lakes, or other water features is strictly at the guest’s own risk, and minors must be supervised at all times.
• Bunk beds (if any) may only be used by children ten (10) years of age or older and are used entirely at the guest’s own risk.
• Use of fireplaces, fire pits, propane tanks, and gas grills is also at the guest’s own risk; flames must not be left unattended, and guests shall not alter or tamper with any equipment.
• By occupying the property, guests agree to these terms and release the host/property owner from all related liability.



10. Home Technology
• The space is equipped with smart devices (smart TV, keypad, microwave, etc.).
• Instructions are provided in the check-in message.
• Guests agree not to hold the host responsible for user error operating these devices.



11. Essentials & Supplies
• We provide an initial serving of coffee and basic essentials (paper towels, toilet paper, trash bags, etc.).
• Any additional supplies needed during your stay are your responsibility.



12. Deliveries & Lost Items
• We are not responsible for any food deliveries or packages.
• Please ensure you are available to receive them directly.
• Please make sure you have all your belongings before departure. We are not responsible for finding or shipping lost items.



13. Florida Wildlife Notice
• The property is regularly treated for pests, but due to Florida’s climate, it is not unusual to see ants, lizards, roaches, or spiders.
• By booking, you acknowledge that Florida wildlife is normal in this area and does not affect the quality of your stay.



14. Communication & Refund Policy
• We do not offer refunds outside of Airbnb’s cancellation policy or Airbnb trip insurance.
• Once your reservation is confirmed, nights can’t be reduced—only added.
• Major issues must be reported during your stay.
• Refund requests made after checkout, without prior communication, will be denied.
• Reviews referencing unreported issues will be considered retaliatory and dismissed.

Property is well located for lots of activities. That said, there are some interior issues such as faulty switches and electrical issues causing loud humming when fans are on. Beds are less than comfortable and even some of the fixtures didn’t have lightbulbs. Electrical outlets in one of the bedrooms was not screwed to the wall properly. I’m sure the place is up to code, but somewhat unnerving all the same. All that, host was welcoming and accommodating, albeit a little absent minded when accepting our request for extension, accepting payment before checking to see if there was a previous reservation and requesting us to vacate the property. While a simple misunderstanding, I’m sure, made our trip a little more hectic than it needed to be if they would have just said it was booked.

Hi Adam, Thank you for the review. As mentioned in the messages when I sent the payment request, there was about a 10-hour delay before the payment was submitted. During that time, another guest booked the property. Because of that, I promptly refunded your payment. VRBO operates on a first-come, first-served basis, and we’re required to honor the reservation that is confirmed first. Unfortunately, we’re not able to hold dates on the calendar until payment is received. It was simply an unlucky timing situation. In the future, I do recommend submitting extension payments as soon as possible so the calendar can be updated and the dates secured. Thanks again, and I appreciate your understanding.
