★ NO PARTIES/EVENTS ★ We kindly ask you to treat our townhome as your own to preserve its pristine condition for future guests and your return visits.
★ NO SMOKING INSIDE ★ Smoking of any kind—including tobacco, cannabis, or vaping—is strictly prohibited inside the home. If any evidence of indoor smoking is found, a cleaning and odor remediation fee of up to $2,500 will apply to cover the cost of restoration and may result in forfeiture of the security deposit where applicable.
Outdoor smoking is allowed, but cigarette butts and smoking materials must be disposed of properly. A $200 fee may be charged if our staff has to clean up discarded smoking debris.

★ NO PETS ALLOWED ★ We love furry friends, but unfortunately, our townhome cannot accommodate them.
★BOOKING REQUIREMENTS★ The person making the reservation must be 24 years of age or older and must also be the one staying in the townhome unless booking for a corporation.

Excessive Mess We ask that the home be left in a generally tidy condition. If the home is left excessively messy (e.g., food spills, trash everywhere, damaged linens), an additional cleaning fee may be charged based on the time and effort required to restore the property.
Furniture Furniture must not be moved. If it has been significantly relocated and not returned to its original position, a repositioning fee may apply to cover time and labor.
★ RIGHT OF REFUSAL ★ In accordance with Tennessee Law, we maintain the right to reject an inquiry, decline or terminate a reservation for any of the following reasons: - Fraternal Organizations or Sororities booking events not associated with membership. - Churches booking events unrelated to membership or religious affiliation. - Any guest in your party smoking inside the townhome. - Local residents booking stays shorter than 14 days. - Background check revealing incidents involving theft, drug distribution, destruction of property, or any issues concerning children. Any other relevant factors deemed necessary by management.
Parties or events of any kind are not allowed at the property. The home is reserved for quiet enjoyment by the registered guests only.

Clean, Quiet, Comfortable
Needed a place close to Eastern Tennessee University for a 3 day weekend. The townhouse is very clean. Host was very quick to respond to an issue I had. The garage door opener wasn’t in the condo. I texted him and he immediately brought one to the house while we were out to dinner. My ONLY hesitation in giving it a solid 5 is I was a little nervous of the neighborhood driving in. But it was very quiet and we had no problems. Not knowing the area at all, I only had neighboring properties to go on. It’s very nice having a garage to park in while there. I wouldn’t hesitate staying again.
