This private and stunning three-story penthouse features 2 bedrooms, 2 bathrooms, a spacious living room, a fully equipped kitchen and dining table, a main floor terrace and a private rooftop terrace with kitchenette, living and plunge pool. Includes complimentary concierge service and free access (with no minimum consumption) at Papaya Playa Beach Club.
The Space:
This private penthouse effortlessly blends modern architecture, locally sourced materials and beautifully designed handmade furniture giving this place the wow factor! You will enjoy two tropical balconies plus an open-air rooftop solarium with your own private plunge pool to allow indoor-outdoor living in complete privacy. The stylish rooftop also has a hammock, a built-in day bed and sun deck, a lounge and wet bar to keep your drinks cold while you enjoy the sunshine!
The middle floor has two bedrooms. One with king-size bed, private balcony and en-suite bathroom, the other can be made up as either a king size bed or two twin beds. There is also another full bathroom on this floor. Towels, beach towels, bath products and 100% cotton bed linen are provided for you. On the first floor, you will find a workstation, large and fully equipped kitchen and dining area which leads through to the cozy living room (queen size pull-out sofa bed) and onto a lush balcony with seating area. Filtered drinking water is provided at no additional cost.

Enjoy exclusive access to all three-story penthouse including the private rooftop with plunge pool. The refreshing community pool and inviting common areas are yours to explore.
BEACH ACCESS
When you venture to the beach you'll do it in style with exclusive beach club access to Papaya Playa Project, where you can enjoy use of their beach, sun loungers and discounts on food and drinks. Beach club access is free for the duration of your stay with us. Please be advised a reservation at the beach club is recommended to guarantee availability. We are happy to make reservations upon request!
The Neighborhood:
This majestic eco project neighborhood is located in a central area. The fantastic location allows residents to enjoy beautiful bike rides towards the Archaeological Site, the hotel zone, the beach, downtown Tulum, and cenotes. The streets are well constructed and very easy to navigate. The community also hosts several quality restaurants, open-air cafes, bars, a variety of boutique shops, grocery stores and a car rental depot.
Getting Around:
While staying in the Aldea Zama neighborhood, we highly recommend exploring the area by bike or scooter for an authentic and convenient experience. Tulum is a bike-friendly town with bike paths and bike racks on main avenues, making it an eco-friendly and enjoyable way to get around. If you plan to discover the town and visit the nearby cenotes, a bike or scooter will be your best companion.
However, if you're looking to explore destinations beyond Tulum, like Akumal, Valladolid, Bacalar, or other more distant cenotes, renting a car is the most practical option. It gives you the freedom to travel at your own pace and visit these incredible places comfortably.
