Consider our house your home away from home while you visit Sylvan Beach. This enchanting property boasts 3 bedrooms total and sleeps 8. Upstairs has 3 bedrooms and a full bath. Downstairs has a kitchen, full bath, laundry room, living room with a sleeper sofa, a small dining area and an island making breakfast a delight every morning. Open the front door to an inviting and relaxing front porch to enjoy your morning coffee or head out back to the private fenced in back deck.

The property is located on a quiet, dead end street and conveniently located across the street from the heart of Sylvan! This wonderful home is within a few minutes walk to many shops and restaurants and across the street from the beach, amusement park, playground and casino.

Free wifi is included in your stay.

Appliances include washer, dryer, stove, microwave, dishwasher, coffee maker, toaster, food processor, and outdoor grill. Also, the kitchen is fully equipped with plates, bowls, utensils, wine glasses, cups, pots, pans and much more. The refrigerator is equipped with an ice maker. We also have a grill outside.

Central Air cools the home on hot days.

40 inch cable TV downstairs and a TV mounted in the Master Suite.

Parking available for up to 3 cars.

Sleeps 8: 1 king, 1 queen, 2 twins and a double sleeper sofa.

Walking distance to beach, restaurants, convenient store, amusement park, marinas, lakeside casino and nightlife. 18 minute drive to Turning Stone Casino and Vernon Downs. Golf courses also near by within 15 miles and an hour from the Adirondacks.

House rules:
-No pets allowed

-No smoking & no recreational or illegal drug use whatsoever on the property. Any evidence of smoke in the home after check out will be subject to a $300 fine and any guest found to be partaking in illegal drug use while still inhibiting the home, will be removed immediately. No refund will be issued and possible legal ramifications will ensue.

-Please clean up any garbage left around the property and place garbage bags into the trash bin outside. Please also place recyclables into the recyclable bin next to the trash bin. Please bring bins out to the road on Sunday night for trash to be picked up.

-Please no food or drink in the bedrooms. Guest will be liable to compensate the host for any stains.

-Parties are not allowed under any circumstances and no additional guests are allowed either.

-Please treat our home and amenities with the same respect you would your own. Leave the home in the same condition you found it and if you notice anything broken or out of place, let us know immediately.

-It is a self check in and out with a smart code that will be given the morning of your booking.

-Please respect the neighbors. It is very important that noise levels are kept reasonable in the outdoor areas after 9pm.

Before Check Out:
-All dishes are to be washed and put away before check out.

-If dishwasher is used, please run it and put all dishes away.

-Guests are required to lock all windows and doors before they depart.

-Guests will be required to strip all bedding (sheets, comforter, blankets, pillow cases and covers) and place them in the labeled bags found in each bedroom.

-All used bath towels must be placed in labeled bag found in each bathroom.

-All garbage must be emptied and put out in the appropriate trash bins.
