☀The pool can be heated for an additional $150 per day. We charge for the full duration of your trip.
☀ The brand new hot tub and outdoor patio table set are under the patio roof which creates an enjoyable experience in either the warmer summer days or during the colder winter days.
☀ The game room offers a pool table, a couch, a 50-inch smart TV, and board games for everyone to enjoy. It also has direct access to the backyard.
☀ The entire home has A/C and heating capabilities to keep make your stay with us completely comfortable and relaxing.
☀There is parking space for about 4 cars in the driveway for your convenience and easy access to the house.
☀We have an additional rental agreement that is required to be signed after booking your reservation. We also collect a copy of your government ID/license that is required by our insurance company to have on file. We reserve the right to cancel reservations if these requirements are not met within 24 hours of booking.
☀ We conduct additional guest screening outside of the booking platform. Booking your stay gives us as the manager and our 3rd party, SafelyStay, Inc to screen your identity and check criminal databases to confirm your reservation. Complete terms regarding guest screening can be found on their website. You will receive an email to complete your screening. Please check your spam inbox within 3 days of booking your stay if you have not received the email and contact us if you have any questions.

HOUSE RULES:
**Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host.**
1) No parties, large gatherings or unauthorized guests. Maximum occupancy is 16 people.
2) No smoking, drugs or illegal substances anywhere on property.
3) Quiet hours 9pm-8am. Be respectful of neighbors and keep noise levels down at night.
4) Must be 25 years and older to book.
5) Maximum 2 dogs allowed on the property. $250 pet fee for the first pet and $150 for the second pet. No cats allowed. Please refrain from pets on beds/furniture and dispose of pet waste from property or an additional $200 cleaning fee will be applied.
6) Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7) A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind.
8) No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
9) We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
10) No glass bottles near pool. No sand/dirt/ grass allowed in pool. Please rinse off prior to using. Additional cleaning fees will apply if pool requires additional cleaning or draining. There shall be a minimum fine of $500 for this violation.
11) Optional: $150/day to heat the pool for your entire stay. NO EXCEPTION: Pool and hot tub hours: 8AM-9PM.
12) FYI on important maintenance schedules: Trash & Recycle Day: Wednesday; Pool Care: Wednesday; Landscaper: Biweekly (Thursday)
13) All reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligible. (NOT APPLICABLE TO AIRBNB GUESTS)
