Guests have access to the entire home, their private back yards, their private balconies, and their reserved off-street parking spaces.
We are out of state available remotely but our property management team is nearby to assist with anything requiring in-person assistance.
This home fits up to 20 guests comfortably. There are 2 different private entrances all at the same home for the flexibility you need. As your Host, our aim is to ensure that you have as comfortable a stay as you possibly can. We want you to create lasting memories during your stay in Austin.
But to do so, we would really appreciate if you could follow the below house rules. We know, we know, rules are boring… But these rules ensure we can provide future guests like yourself with a great experience.
Check out: Please reach out to us about early check-in/late check-out options in advance so we can coordinate with the cleaning company’s schedule and any fees they might charge for rush cleanings. Check out time is 10:00am unless otherwise arranged with us. If you are still in the home after 10:15am, an additional night charge may be incurred unless otherwise arranged.
Kitchen: Help yourself to use anything in the kitchen. We provide an initial supply of coffee, cooking utensils should you wish to cook, trash bags, cleaning supplies, etc. Our only request is that you wash all dishes and utensils used prior to leaving in the dishwasher. $50 dirty dish cleaning fee by the cleaning company.
Cooling/Heating: There is a nest thermostat that controls the AC and heat, if you could please leave the home at 70F when leaving that would be greatly appreciated.
Noise: As neighbors are around the property, we would appreciate it if you could keep the noise down after 9 pm and before 8 am. There is a $150 noise complaint fee during quiet hours.
Parties: No parties allowed. $2000 party penalty fee. Especially from guests not disclosed in the reservation. For special events please inquire.
No Smoking: Do not smoke inside the property, if you wish to smoke/vape, please do so outside away from the entrance of the home and dispose of all smoking waste. $500 fumigation/ozone fee for smoking inside evidence.
No Pets: As we love our furry friends, we also care about guests with pet allergies and therefore avoid allowing pets. There are pet fees of $50/day, $250/week, $400/month regardless of service animal status.
Plumbing: Please do not throw away anything down the toilet other than toilet tissue, the cleaning company tests all toilets before each check-in.
Laundry: There is a washer and dryer available in the property with laundry detergent available.
-Excessive Trash Policy- We take pride in offering a clean space for our guests, and we ask for your cooperation in maintaining it. While normal amounts of trash are expected, any excessive trash left behind or improperly disposed of will incur a $50 removal fee by the trash company. This includes overfilled bins or trash left in inappropriate areas.

Wow beautiful stay. Perfect for our large group, tons of parking, very nice neighborhood. Nice to have 2 kitchens too! Very unique and clean. Will be back!!!

Poor value and experience
We are a group of 8 friends who stayed at this property as our annual guys' trip. To level set, we have stayed in places that cost less than half of what we paid here.Our stay left the group underwhelmed for a few reasons:1. Poor checkin experience. The night before arrival, I had to request checkin instructions. Upon arrival16 hrs later, we still did not have a way to check in, nor was the cleaning staff expecting us. Our contact was not responsive to mail, messaging, or phone so we had to wait 2 hrs to get into the house. When the checkin info was sent, the weblink was dead. There was no guide on the amenities, appliances operations, house rules, suggestions on anything local. 2. Upkeep and unprofessional management. Aside from the above, there were several issues with the facilities maintenance. One of the showers lacked hot water, the air conditioning controls were not responsive in one of the units, and two of the shower towel racks were broken. None of these were serious, but during the entire 6 days of the stay, the management was not able to get any of these issues resolved, and it was a daily battle to just get a response. Wifi is weak and almost unusable. Not what you would expect for a nearly 5000 stay. The property contact's responsiveness and technical knowledge were similar to a part-time college student manager. 3. Neighborhood. It is convenient to highways (most of Austin is) but is not in an upscale area. Just manage expectations.

All guests receive check in instructions via the app across all 30 Embo Rentals Austin properties and Louie received them this way although he preferred to text. Which is fine with enough notice but the team does monitor the app 24/7 so it's the preferred method of communication with all necessary information. Check-in is self-check-in for the majority of properties in Austin via a smart lock code. The wifi is a strong 1GB connection so we are unsure and didn't receive any messages about wifi concerns from the guest though we are fast to reply to them. We were in contact with the guest daily and informed them multiple times that for the one shower the hot/cold are simply reversed due to how the original home was constructed and the HVAC system simply requires that all the thermostats be either set to cold or hot to be in sync. The guest was very unresponsive whenever we sent maintenance teams to come by to help so this is why they perceived items not being fixed/used properly. Maintenance will never enter without permission of course. The neighborhood is an off-street private residential complex that is all new construction. We aim to over-communicate with guests for maximum satisfaction and hope future guests understand the context around this review.
