Summary:
Atlantic City is one of the most popular vacation areas on the East Coast! Our home sits among the residential inlet of Atlantic City, just a quick ride away from the famous casinos, iconic Beach & Boardwalk, and the Historic Gardner’s Basin. Unwind in our spacious 4 bedroom, 2 bathroom Island Resort complete with a Hot Tub! Our beautiful bay home is between "The Delta Basin" and "Snug Harbor" boat canals. Perfect for sea lovers!

The Space:
FRONT EXTERIOR:
- Connected to another home, we are the home with the blue exterior.
- Please note that to enter the home there is a flight of 4 steps to the front door.

LIVING ROOM:
- Large open concept connected to the kitchen. Features comfortable seating, and a large Smart TV (There is no TV cable, only streaming apps).

DINING AREA:
- There is a table to seat 6 and the island bar seats 2.

KITCHEN:
- Kitchen stocked with appliances and many amenities for your cooking pleasure. *Drip Coffee Maker

WASHER/DRYER
- Located in the hallway by the second bathroom and bedroom 3 (pink decor).

BATHROOMS:
- 1 full bathroom is ensuite with bedroom 1.
- 1 full bathroom in the hallway by bedroom 3 (pink decor).

Guest Access:
ACCESS & ENTRY:
- Guests will have access to the entire home.
- Please be respectful to the neighbors and the surrounding homes.

KEYLESS ENTRY:
- There is keyless entry. Your host will provide you with the door code the morning of check-in.

PARKING:
- Parking is available on the street directly in front of the home.

ADDITIONAL PARKING:
- You can also park around the house where there is plenty of free on-street parking.
- We are not responsible for parking tickets due to negligence.

MAIL:
- Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you. However, please note that a $25 shipping fee will be charged for this service.
- Additionally, we kindly request that you refrain from ordering packages during your stay. Our mail is delivered to a lock box, and unfortunately, we are unable to access it on your behalf. If you do choose to receive any packages, please request that a signature be needed so you can ensure you get your package! Thank you for your understanding.
- We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
- Located near Delta’s Basin & Gardner’s Basin! This home is connected to another, please be considerate of your neighbors. The property is still located in a city environment; potential for noise from cars.

SECURITY:
- The home is protected by exterior ring camera security.
- There is a Ring Camera in the front exterior.

Getting Around:
When you travel around the city, parking in Atlantic City is generally very easy, cheap, and accessible. We also have the Atlantic City Jitney ($2.50) a few blocks away that will get you pretty much anywhere you want to go in AC during your stay. But we always recommend seeing the heart of AC by taking a nice stroll down the boardwalk!

THE PERSON WHO BOOKS MUST BE 21+ AND BE PRESENT DURING THE DURATION OF THE STAY!
Please know that you will be asked to sign a check-in form and rental agreement that outlines the terms of your reservation!

All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra.

Here is the list of what is provided per stay:

Toilet paper
Hand soap & dish soap
Laundry pods (detergent)
Limited number of trash bags

One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided. You will need to provide your own for the rest of your stay.

Dish soap, hand soap and laundry soap (where applicable) will be provided in moderation – You may need to purchase more for the rest of your stay.

The kitchen is equipped with a microwave, toaster, blender, pots and pans, mixing bowls, salt & pepper, coffee maker and filters etc. The kitchen is fully stocked with plates, bowls, glasses, mugs, utensils etc.

**We also do not provide beach essentials such as beach chairs, towels, or umbrellas.

HOUSE RULES:
A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund:

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 10 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.

SMOKING POLICY:
Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.

PET POLICY:
We do not allow pets here, sorry! There will be a $300 fee for failure to notify us of a pet present in the property.

GRILL POLICY:
We provide a grill for our guests to use. Please don't forget to turn off the propane when you're done.

HOT TUB POLICY:
Our hot tub is open and free to use. PLEASE NO FOOD & NO DRINKS in our hot tub. Please NO PETS in our hot tub. Please do not use the hot tub to wash off beach sand, this clogs the jets and causes problems.

CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.

CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.

CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.
