Perfectly positioned just one home from the sand and a short stroll to the Newport Pier, this studio places the best of the beach right at your fingertips. One of three separate residences on the property, it can be reserved on its own or combined with the others for a larger group getaway.

DINING AREA & KITCHENETTE:
Enjoy casual dining at the bartop table, with comfortable seating for four. The kitchenette is fully stocked with dishes, utensils, cookware, and bakeware. Appliances include a mini-fridge, microwave, and a hot plate (no dishwasher). Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

BEDROOM:

- Studio Bathroom: Single vanity with step-in shower

OUTDOOR SPACES:
There are no designated outdoor spaces for this studio, but the popular 18th Street Beach is just 1/2 block away, as well as many other popular destinations.

GUEST ACCESS:
Guests will have private and exclusive access to the entire studio residence. We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. A ceiling fan has been installed for your comfort.

Pets: This home welcomes one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Parking: There is no designated parking space for this residence. General street parking can be used, both metered and unmetered, when available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
