We love those little (and not so little) furry bundles of joy. Sadly, our home is not suitable to accommodate them.

★ NO SMOKING INSIDE ★
Please refrain from smoking inside the home! Any smoking evidence will result in odor removal and furniture cleaning fees.

★ NO PARTIES/EVENTS ★
We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits. Please respect the community noise ordinance from 10 PM to 7 AM. Unauthorized gatherings will be terminated immediately with no refund. Always be respectful of our community and be good neighbors.

★ ADDITIONAL DETAILS TO NOTE ★

✔ All guests must be listed on the reservation. Per our community guidelines, only two visitors are allowed. Overnight hours start at 11 PM.

✔ It is essential to review our house rules before booking.

✔ Trucks do not fit in our garage— there’s a 2-car limit inside the community. Free street parking is available, first come, first serve.

✔ It’s Texas! Please keep all the doors shut so little critters won’t make their way into the property, and keep the heat out.

• • Local Guests MUST let us know at the time of booking if additional visitors will arrive during the stay or reservation will be canceled. No exceptions and no refunds. • •

**Waiver of Liability**

Please read this waiver carefully before proceeding up or down the steep staircase to and from the 4th floor and booking your stay. By proceeding, you acknowledge and accept the risks involved and agree to release and hold harmless the property owner, its agents, and any affiliated parties from any and all liabilities or claims arising from your use of the staircase.

1. Risks and Recommendations: The staircase leading to and from the 4th floor is steep and may pose a challenge, particularly for elderly guests. It is strongly recommended that elderly guests refrain from attempting to ascend or descend the staircase. The property owner advises caution and suggests seeking alternative means of access.

2. Assumption of Risk: By choosing to climb the staircase, you assume all risks associated with your decision, including but not limited to slips, falls, and injuries. You understand and accept that the property owner and its agents cannot guarantee your safety while using the staircase.

3. Release and Indemnification: In consideration of being allowed to use the staircase, you hereby release, waive, discharge, and covenant not to sue the property owner, its agents, and any affiliated parties from any and all liability, claims, demands, actions, or causes of action arising out of or related to any loss, damage, or injury that may occur while using the staircase.

4. Responsibility: You acknowledge that you are solely responsible for your own well-being and agree to exercise due care and caution while using the staircase. You agree to hold the property owner, its agents, and any affiliated parties harmless from any claims or damages resulting from your failure to do so.

5. Serviceability: If any provision of this waiver is found to be unenforceable or invalid, the remaining provisions shall remain in full force and effect.

By proceeding up or down the staircase, you acknowledge that you have read and understood this waiver of liability and voluntarily assume all risks associated with its use.

Great location!

Great location - less that 2 blocks away from lower Greenville with lots of restaurants, cafes and stores within walking distance. Our favorite was Swizzle tiki bar!

Perfect for a weekend getaway!

This place was in a prime location close to restaurants, bars, and grocery stores. The property was well maintained and had a great view from the top floor. Communication could have been a bit better as I did not receive any check-in instructions until the day of arrival and was worried we hadn’t received any word of when the instructions would be sent. Overall great stay and would definitely stay here again.

Hot Water Issue and Poor Communication Hindered Incredible Rental

There’s so much we loved about this rental. Located in cutest area, walking distance to shops & restaurants (Taquero!). Clean condo w/beautiful finishes & furnishings, modern decor, & so much space for our family of 5 (5 total bathrooms!- 2 full, 3 half baths). Kids (age 8,12,14) loved rooftop terrace. Room setup perfect- queen bedroom for us, 3 twin bedroom for kids. Comfy beds. Well-stocked kitchen: dishes, pots/pans, utensils, Nespresso machine w/ pods. 1st day we enjoyed showers w/rain heads, handheld wand, good water pressure/temperature. BUT 2nd day returned from long day at Six Flags tired & sweaty to discover NO hot water. The cold shower was especially traumatic for our special needs son & the whole ordeal made for a rotten end to a wonderful day. I immediately messaged the host, but never got a response. Next day after 2nd message & several hours, he replied with an apology (he was traveling) & a promise his maintenance team was on their way. They never came! We had no hot water for the remainder of our stay (2 full days). He has not offered to make it right in any way. We received poor/delayed communication from host the entire stay, including getting check-in instructions only an hour before arrival. If unavailable to communicate/address issues while traveling, he should’ve made other arrangements. Other minor issues: blinds not functioning, master bathroom outlet not working, missing remotes to operate ceiling fans, several burned out light bulbs. Be forewarned.

Good but not what I expected.

Good area, good facility.Here are areas that at could be improved:- window shades are not working at all. I have to fix them.- kitchen sink disposal does not work. I could not cook anything.- kitchen light and air filter did not work.- I could not park the my car in the garage since it is too small.Will need to get more detail if I rent another home from your company.Peter.-
