Essex House Sedona - Hydro pool, Chef's Kitchen, Game Room

The great room has a gorgeous vintage mcm brass Malm fireplace, a fully stocked large gourmet chef's kitchen, dining area, and eat-in breakfast counter. Plush bedroom furnishings inspired by AZ sunsets. Built-in work desk for digital nomads with Starlink internet. PLEASE NOTE: As of Oct. 2025, a new house is being built on the property behind Essex House. Unfortunately, the City of Sedona allows work crews to start at 7am, including Saturdays. There may be some potential construction noise during your stay. As a result, we are waiving our spa heating fee ($50 a night) as a way to apologize to our guests for any potential noise. We will continue to waive it while outside construction is taking place. Please feel free to reach out to check the status of the build before you confirm your booking.

•Coffee making supplies include ground coffee and sugar, espresso machine with milk frother attachment, large drip coffee maker with thermos, French press and an Italian Moka pot.
•Large tea selection and hot chocolate provided
•Other supplies include: drawer full of various spices, olive oil, salt and pepper
•Knife block has built-in sharpeners.

The kitchen is also stocked with basic dining, cooking and serving essentials including plates, bowls, silverware, stemless wine and drinking glasses, cooking utensils and kitchen accessories, such as can opener, wine opener, meat thermometer, measuring spoons and more. There is a set of plastic plates and cups if you wish to dine outside. No other cooking supplies are guaranteed, but likely to include oil, sprays or other cooking ingredients, foil, cling wrap, etc. We recommend assessing current kitchen stock before shopping for any meals you plan to prepare!

LIVING ROOM

HYDRO POOL
17-foot CalSpa Hydro Pool with waterfalls. It is a cross between a hot tub and a pool. High resistant jets enable you to swim in place. Normal resting temp is 85F - 95F. If you prefer to have us heat up the hydro-pool/swim spa (to 104F) for your stay, then please contact the house manager 24 hours in advance of your arrival. Heating fee is $50 per night or $200 for stays 4 nights or longer in a given week.
The hydro-pool requires weekly maintenance, on Mondays and Thursdays. The service tech needs access to the back yard on those days to maintain water balance. He will access the back yard using the padlocked side gate. Note: You will be charged $250 if your usage results in the hydro-pool needing extraordinary cleaning or to be drained. Please shower before using. No food and drink in the hydro-pool. Please follow the swim spa rules as posted in the game room and on the front of the hydro-pool itself. Posted QR code gives instructions on how to move the covers.

•Whole house water softening system
•2 outside security cameras. They are positioned on the front door and on the back gate. Camera actively records video and audio when sensing motion.
•Essex House does not have any child safety setups, and limited baby gear. We do provide, however, a pack n' play, a high chair and some toddler utensils. The back deck does have closable gates at the top of each set of stairs. The hydro-pool does not have any baby gates.

INCLUDED WITH YOUR VACATION HOME
HOUSE SUPPLIES
Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, and laundry detergent.

OTHER HOUSEHOLD ITEMS & APPLIANCES
•Bath and spa towels are provided
•Bathrooms are stocked with shampoo, conditioner, liquid body wash, and hairdryers.
•Fully equipped laundry room with washer, dryer, ironing board, iron and steamer.

LIABILITY WAIVER: We require that all of our guests sign a Rental Agreement, which you can sign electronically.

Guests acknowledge that swimming and use of the hydro pool is at your own risk. Please refer to Rental Agreement for details, but guests accept full responsibility for any bodily injury arising from swimming and agree to hold owner harmless. Guests understand there special risks presented with any swimming facility, especially for children who are not carefully supervised. There may also be danger using the spa for any person with health risks, or using the spa while intoxicated or using certain drugs or medication, or while pregnant. By using the spa, guests agree to be fully and solely responsible for any accidents you may incur. Guests acknowledge they understand the risks discussed above, and agree they will assume full responsibility for everyone included in your party. Guests agree to waive any claim whatsoever against owner for accidents or claims arising from swimming and use of Spa. All Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host.

GUEST ACCESS
The home is accessible using a keyless system that allows entry into the estate through your entire stay. The code is reprogrammed for every guest reservation for additional security. Guest will receive the 4-digit code approximately 72 hours prior to arrival, for ease of check in.

SEDONA QUIET HOURS 10PM - 7AM
The house is located in a very quiet neighborhood. Respect for our neighbors and neighborhood are the most important thing to us. Do not book this house if you plan to be loud and disrupt our neighbors. Please don't make our neighbors call the Sedona Sheriff to complain about noise, doing so will result in a $100 fine.

•Absolutely no parties.
•No wedding receptions, parties, large gatherings, or any other special events.
•No tour buses, RVs, or commercial vehicles.
•No ATVs, trailers.
•No commercial filming or commercial photography without the written consent from management.
•Maximum number of guests is 7, this includes any day guests.

- FREQUENTLY ASKED QUESTIONS -

WHAT TIME IS CHECK-IN AND CHECK OUT?
Check in is after 4PM local time, and check out is no later than 11AM. If we are able to accommodate an early checkin or late check out, there is a fee of $400 for both or $200 for either early check in or late check out.

WILL I NEED TO MEET THE PROPERTY MANAGER TO GET A KEY?
The Essex House has keyless locks. This keyless system allows entry into the vacation rental through the issue of a “code” rather than a physical key. The code changes for every reservation so it is an incredibly safe alternative.

DO YOU PROVIDE DAILY CLEANING SERVICE?
No, however, a mid-week or mid-stay clean can be provided for an additional fee.

CAN WE HAVE THE HYDRO POOL HEATED?
If you would like SPA heat (max temperature is 104F) the pricing is $50 dollars per night, or $200 total for a stay of 4 nights or longer in a given week. Please let your property manager know at least 48-hours in advance of your arrival if you would like SPA heat added to your reservation.

WHAT IS PROVIDED WITH MY ACCOMMODATIONS?
In addition to kitchen supplies, there are bath towels, spa towels and bed linens. We also provide an initial supply of trash liners, toilet paper, hand soap and dishwasher soap. Bathrooms are stocked with shampoo, conditioner and liquid body wash. Laundry facilities are also equipped with laundry soap.

DOES YOUR HOME HAVE OUTDOOR MUSIC SYSTEMS?
There are no outdoor music systems due to the City of Sedona having strict noise regulations. Sonos speakers in the living room and game room connect with the Essex House wifi.
