*POOL INFORMATION* The pool and spa are remotely controlled by the host. Kindly contact the host to request heating of the pool and spa, specifying your desired times. Please note that, in accordance with our county quiet hours, both the pool and spa will automatically shut off at 11:00 PM.
Pool heating is available upon request for only $100 per day (Must be on for the entirety of your stay). Please notify us at least 48 hours prior to your arrival if you would like this turned on. Lastly, please avoid removing or turning off the pool vacuum as this may cause harm/damage.
*PET POLICY* We welcome all our furry friends! $150 for the first one or two pets. For any additional pets please let me know, the fee is $50 per pet beyond two. This is a one-time fee. Please be advised that any damages caused by pets (including pet waste behind left and excessive pet hair in bed sheets) or unauthorized pets may incur an additional charge of up to $500.
*SECURITY CAMERAS* For everyone`s safety, there are 2 outdoor security cameras on property that records audio and video 24/7. They do NOT look into interior spaces. These cameras are ONLY on the exterior, NONE are located inside.
*QUIET HOURS* 11 pm - 7 am every day. You must turn off all backyard lights during quiet hours, according to the city`s Airbnb rules.
*MAXIMUM OCCUPANCY* Our home has a maximum capacity of 8 guests. Please reach out if you have any questions!

House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances or use of the property can result in a fine of up to $1000.00 and / or eviction from the property.
Any high-risk inquires/bookings flagged by Airbnb are required to put down a $500.00 security deposit. The deposit must be paid within 24 hours of the booking and may be cancelled if the security deposit is not paid in full.
If you want early check-in or late check-out, please reach out 48 hours prior to your arrival date. Availability is dependent on whether there is another same day check-in/check-out and may be subject to a $75 fee. Unapproved late checkout will result in a $100 charge.
Smoking - Smoking inside the property is strictly prohibited. Any smell noticed by cleaners in the house, and / or any physical evidence of smoking any substance in the home will result in a fine of $500.00 to cover the cost of deep cleaning and ozone treatment.
Parties and Events - Parties and events are strictly prohibited. Quiet hours, which start at 10 pm, are strictly observed. To ensure that our guests do not exceed a certain volume level and disturb our neighbors, we use a NoiseAware decibel level monitoring device. They are located in the home`s common area. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. We have ring cameras in the front and the back of the house for security purposes.
We kindly remind all guests that tampering with or unplugging Ring cameras is strictly prohibited. These cameras play a vital role in ensuring the security of our premises and protecting both you and our property. Please be aware that any unauthorized interference with the Ring cameras will be taken very seriously. In accordance with our policies and local regulations, guests found engaging in such actions may face fines of up to $500.
Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens or other items will be charged at direct replacement cost plus a fine of up to $250.00.
Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine. Rule Violations – Breaking house rules (including exceeding occupancy, parking violations, pool misuse, illegal substances, or misuse of the property) may result in fines up to $1,000 and/or eviction.
Furniture – Please do not move large furniture (sofas, bed frames, etc.).
Guest Limitations – Only guests listed on the reservation may stay overnight. Day visitors are fine if occupancy limits are respected.
Pets – Pets are welcome, but keep them off furniture and rugs, clean up after them, and do not leave pets unattended if they may cause damage. Guests are responsible for any pet-related damage.
Thermostat – Do not set the A/C below 70°F (21°C) to prevent the unit from freezing.
Early Check-In / Late Check-Out – Request 48 hours in advance; subject to availability and a $75 fee. Unauthorized late checkout: $100 fee.
Smoking – No smoking inside. Evidence of smoking will result in a $500 cleaning fee.
Parties & Noise – No parties or events. Quiet hours start at 10 PM. A NoiseAware monitor and Ring cameras (front & back) are used for security. Violations may result in a $500 fine, eviction without refund, and additional cleaning/damage charges.
Camera Tampering – Do not unplug or tamper with Ring cameras. Violations may result in fines up to $500.
Damage / Missing Items – Guests are responsible for covering the full replacement cost, along with any additional expenses, for items that are damaged or missing.
Towels & Linens – Do not use towels for makeup or cleaning. Permanent stains count as damage.

I could not be happier with this property and the host, Taylor. Communication was clear, responses were quick and the home was as advertised. The neighborhood was very quiet, it was close enough to what we needed and far enough away from the noise of the city. I would definitely book this property again.
