The home layout is as follows:

Top level:

- Large kitchen with island, double oven, two dishwashers, and bar with seating for 4
- Dining area with two tables that seat 16 combined
- Living room with multiple couches, Smart TV, additional table for 4 (note: fireplace not functional)
- Sun Room, screened in with spectacular views and new lounge seating furniture
- BR1 (master): King bedroom with ocean views and access to upper deck. Large ensuite bathroom features double vanities, shower, and soaker tub
- BR2 (master): Queen bedroom with ensuite bathroom with shower/tub combo
- Half bath
- Upper deck with grill, small dining area, and additional seating with ocean views

Lower level:

- Lower deck features pool (open 4/9/25 - 10/9/25), hot tub (open year-round), small dining area, and a plethora of seating
- Game room with pool table, foosball, sofa and Smart TV
- BR3 (master): King bedroom with ocean views, lower deck access, and ensuite bathroom with shower and separate soaker tub
- BR4 (master): Queen bedroom with ensuite bathroom with shower/tub combo
- BR5 (master): Two sets of twin-over-full bunk beds with ensuite bathroom featuring shower/tub combo.

This home is managed by Chris at New School Hosting. I'm a native of Virginia Beach and my family has rented beach houses from "old school" property managers for years, and we've rarely been impressed. At Innisfree, you can expect:
- Unlimited toilet paper, paper towels, and other necessities
- Upgraded towels
- Prompt responses to your questions and concerns
from a real person who actually cares (typically, myself or Amy, my director of operations)
- A fully stocked kitchen (including a stocked coffee bar) with quality pots, pans, knives, etc.

Other things to note:

- Innisfree by the Sea is pet friendly! We allow up to 4 pets with a $200 pet fee (total, not per pet or per night). Note that leashed dogs are allowed on the beach before 10AM or after 6PM during the summer (Memorial Day-Labor Day). Outside of the summer, you can bring your pups on the beach any time you like. Do not ever let animals in the pool or hot tub, and please remember to pick up after your pups.
- We provide our guests $1500 of coverage for accidental damage to the property or its contents. The cost of this is already embedded in the cleaning fee.
- Pool opening date is 4/9/25, and closing date is 10/9/25. Hot tub is open year-round.
- The large driveway can fit about 8 vehicles
- Wifi is fast with a strong signal throughout the house. Six of the seven bedrooms, plus the living room and game room, feature a smart TV where you can access all the main streaming services
- Linens and towels provided
- High chair and kid dishes/utensils are provided
- We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here.
- Please note that if you would like to send packages to the property, you do so at your own risk. USPS is particularly unreliable. We can not be held responsible for late or undelivered packages. Additionally, we charge $25 for any return services requested, in additional to actual postage.

Tips for a Happy Hot Tub
- Be sure to unclip the hot tub cover before removing it.
- Please do not put anything besides people in the hot tub (like mulch or toys).
- If the water level doesn’t cover the jets, you can use the hose to add water. Please disconnect the hose when done, especially in cold weather when it could freeze.
- Always put the cover on the hot tub when not in use - this keeps the hot tub warm & filled with water. Using the plastic clips helps keep it from blowing off.
- For safety reasons, please don’t add chemicals to the hot tub yourself. If the water looks murky or has a smell, let us know, and we'll have our hot tub expert come by to treat it.
- Do not drain the hot tub.
- There's no need to turn off the hot tub. It may run the jets on low periodically to circulate water through the filter—that’s totally normal.
- Use plastic drinkware around the hot tub.
