The Space:
Our recently updated townhome is located in a quiet, welcoming neighborhood, perfect for families, couples, and traveling professionals.
This spacious 3-bedroom (all KING BEDS!!!) and 2.5-bath home offers abundant natural light and is the ideal getaway to unwind. Enjoy a cup of coffee in the cozy lounge or curl up with a book in the daylight. With easy highway access, you’re only 25 minutes from downtown Kansas City. Whether you’re heading to the lake, attending a sporting event or concert, or visiting Kansas City’s top attractions, this home is the ideal place to relax.
**SLEEPING ARRANGEMENTS**
3 Bedrooms (located on the 2nd floor)
The aesthetic of the home has been thoughtfully designed to create a comfortable and welcoming atmosphere, with plush bedding, high-quality sheets, and carefully chosen furnishings. Our home is equipped with fast Wi-Fi, a fully stocked kitchen, and a convenient smart lock for easy entry. Tastefully decorated, clean, and cozy, this home is a simple yet stylish retreat.
-Additional Sleeping Options: The 2 couches in the living area conveniently converts into TWO TWIN (Single bed) FUTON offering extra sleeping space for your stay. An air mattress with linens and blankets is also available.
-The property includes patio furniture for relaxing outdoors and a selection of board games for entertainment.
-Additionally, a clothes steamer is available, and an iron and ironing board are also on-site for your convenience.
Parking Disclaimer: The garage is for the owner's use only, but there is a 2-car driveway on the left side of the property and street parking available for guests.

Check-in is completely contact free—guests use a key pad to unlock the home from the front entrance. The home is all yours with the exception of the garage. You have your own entrance, parking, and full reign of the space. You will enter the home using a door equipped with keyless entry (code provided before check in) which adds ease and flexibility to check in and check out.
Getting Around:
-If you're not bringing your car we have ample parking. Uber/Lyft are your very accessible.
Other Things to Note:
HOUSE RULES:
No Smoking Inside, NO PARTIES. No Gatherings or No Unregistered guests. Please indicate the number of guests prior to booking.
Be kind to the neighbors.
Do NOT block their parking spots/driveways.
If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 fine if these rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.
Local guests—please contact us before making a reservation. To ensure the best experience for all our guests, we need to provide prior authorization or preapproval for local bookings. This policy helps us manage our property effectively and maintain a welcoming environment for everyone. We appreciate your cooperation and understanding.
Cancellation Policy: Full refunds are available if you cancel more than five days before your arrival, minus any processing fees. No refunds will be issued for cancellations made within five days of arrival.
Interaction with Guests:
You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.
