Welcome to Grace Inn's newest unit, The Francis, located in the heart of La Grange. Francis can accommodate up to 4 people. Sip your favorite beverage while rocking on the front porch swing. Enjoy the proximity to wedding venues, downtown shops & restaurants. Bring your bike and enjoy a nice stroll around the charming streets. Only a short, 15-minute drive to Round Top! Located right next door to The Ice Plant wedding venue, inquire about a full property buyout to accommodate up to 17 people.



The Space:

BEDROOMS

- Bedroom #1: Primary: king bed w/en suite bathroom

- Bedroom #2: Queen bed, armoire

- Both bedrooms have full length mirrors + ceiling fans



BATHROOM

- Primary Bath En Suite: walk-in shower + single vanity

- Second Bath: walk-in shower + single vanity

- All bathrooms have toiletries provided (shampoo, conditioner, body/hand soap & towels)



LIVING

- Sofa and chairs

- The home's only TV is in living room



KITCHEN | DINING

- Fully stocked kitchen

- Full-size appliances: fridge/freezer, stove/oven, dishwasher, microwave

- Coffee: Keurig coffee machine - coffee provided + sweetener, creamer

- Round, wooden dining table seats 4

- Smart TV

- Use your login to access a variety of streaming apps

- WiFi ( it can be spotty at times!)

- Dining table makes for a great work space if needed!

Guest Access:

Guests have access to the entire house/unit. The shared amenities are parking and the side patio at the main unit where we have seating and a fire pit. This unit also has a backyard.



Getting Around:

From The Francis, you are walking distance to The Ice Plant Building and downtown La Grange.



You'll need a vehicle to get from the home into Round Top and the surrounding area. Consider renting HOSTIE's chauffeured luxury sprinter van during your stay. Ride sharing apps, like Uber/Lyft, aren't available in this rural area.



Other Things to Note:

-Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement. 



- When you stay with HOSTIE Vacation Rentals, you are covered for any accidents that might happen up to $3000 with the added fee of $59 in your total. Coverage details are spelled out in your rental agreement. This is applied to all bookings.



- CANCELLATION POLICY : The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in. For spring, fall, and winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld with no exceptions. All guests are encouraged to purchase trip insurance.



*POTENTIAL FOR NOISE*

- Expect to hear road noise as the Francis is located at a busy intersection.

- The Ice Plant wedding venue is next door.

- The train tracks are close by. Earplugs are provided!

- Two other units are behind the Francis. Expect to see other guests.



-PARKING- can be limited at max capacity. You may have to utilize street parking.



-Absolutely no smoking or drug use is allowed at this property!



-No pets allowed on the property. You must advise the host if bringing a service animal ahead of time.



-Concierge service available! Private chef, grocery delivery, in-room massage, and more!



-For liability and security purposes, there are external cameras at the front, sides, and back of the house. There are NO inside cameras. Hosts may monitor external cameras at any time via a smartphone app, and cameras are not to be tampered with or covered.



-OPTIONAL FEES - We offer additional services that may be available for an additional fee (must be pre-approved by the host, non-refundable):

* Early Check-In - $35/hour

* Late Check-Out - $35/hour

EARLY CHECK-IN/LATE CHECK-OUT NOT AVAILABLE DURING ANTIQUE SHOW DATES.



-Please note that sightings of common insects or wildlife (such as skunks, snakes, scorpions, spiders, flies, wasps, mice, ants, etc.) do not qualify for refunds, as occasional encounters are possible in any rural environment.
