House Rules – Please Read & Adhere To
To ensure a comfortable, safe, and enjoyable stay for everyone, we kindly ask that you follow these rules:

Quiet Hours – Keep noise levels low between 10 PM and 7 AM to respect the neighborhood.

No Parties or Events – Unauthorized gatherings are strictly prohibited. A $1,000 penalty applies, and your reservation may be canceled without a refund.

No Smoking, Vaping, or E-Cigarettes – Smoking indoors or in backyard is strictly not allowed. A $1,000 fee will be charged if evidence is found, and an ozone treatment will be required to remove odors.

Undisclosed Guests – Additional guests not listed on the reservation will incur a $50 per person per night fee.

Tampering with Security Devices – Do not disable or obstruct outdoor cameras, smoke detectors, carbon monoxide detectors, or noise monitors. Violations will result in a $1,000 penalty and possible removal from the property without a refund.

Early Check-In / Late Check-Out – Must be pre-approved. A $50 per hour fee applies if authorized. Unauthorized early arrivals or late departures will result in a $100 per hour charge.

Pet Policy – Only dogs (max 2) are allowed with a $150 cleaning fee per dog. Dogs over 25 lbs require prior approval. Unauthorized pets may result in significant fines for cleaning/repairs. Service animals are welcome per VRBO guidelines, but the cleaning fee still applies to maintain an allergen-free space.

Hot Tub Rules
Use Hours: 8 AM – 10 PM
No Glassware near or inside the hot tub
Shower before use (remove lotions, oils, sand, or dirt)
A $100 cleaning fee applies if left in poor condition (excess dirt, debris, or foreign substances)
Replace cover & secure it after use. Keep the temperature at 98°F (max safe temp: 104°F)
Liability Waiver: By using the hot tub, you acknowledge and accept all risks and release the owner and host from any liability.
