BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 1 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

RATES: Rates subject to change up until time of booking. Additional fees and taxes may apply.

It was ok….

Tile floors were dirty, area rug disgusting, shelf broken in fridge, outdoor pool closed whole 1st week there, indoor pool & hot tub had dead bugs floating in & both needed a good scrubbing, won't be back to this unit!

We loved the easy access of the beach and pool. The views were nice but partially blocked by the palm trees. One major issue for us was the door not locking from the inside. The children can open the door and be at the parking deck within a matter of seconds. With two small children, it is definitely a safety issue that needs to be addressed. The condo was small but affordable. The beds were comfortable. The condo could really use a face lift though. Paint and a deep clean would go a long way. We made the most of it with spending most of our time outside, and enjoyed our stay.

Location was great

The location was great but the condo was overall lacking any charm and needed some updates. We never received an email or text regarding what unit we would be in. I had to call once we arrived to get the information to get let thru the gate. Once we got in the condo, we noticed the glass top nightstand in the bedroom had an edge of the glass broken. It would have been easy enough to just remove the glass so it wasnt a safety issue. There was also a large chunk of the floor tile broken in the living room that was covered up with a chair. The bedsheets were stained. I washed them just to be sure..we had a family of 7 and stayed 6 days. There was 2 rolls of toilet paper, 4 towels and 2 trash bags.

Great location with only minor issues

208 Royal Palms was a very nice condo that was perfect for a group of six that is close. With two bathrooms, sharing is necessary, but they were in good shape and we had no issues with hot water. The beds were comfortable and the building quiet. Our only real disappointment with the condo was that it had a blender which had clearly been melted in a dishwasher and was not really useable safely, along with limited cookware/tableware. One chair was broken and a tile was cracked in the main area; we reported the problem and the chair was fixed the next morning. We also never got the pool gate code, and when we called the rental company no one had it. We were told we’d get a call back, but that didn’t happen. We ended up getting the code from another family at the pool. Overall, I would recommend this unit—it is clean and kept in decent shape, and the property is located right on the end of the beach next to the State Park, so it wasn’t busy at all. It was an excellent value and we would have happily stayed a day or two longer if we could have!
