Good Location and clean rooms.

The owner was very responsive to any questions or problems. We enjoyed the stay, the younger ones especially enjoyed the playroom and the older ones enjoyed the relaxing hot tub.

We decided to take a last-minute trip to the Grand Canyon for fall break. Narrowed iVrbo’s down to 7 properties and let our kids narrow down to their favorite - and this house was it. Everyone especially loved the garage which is set up with games etc. I loved that it was so clean and kids and hubby could take the extra energy to another room and I could sit in front of the gas fireplace and get toasty warm. The house is in a quiet neighborhood but only a few minutes drive to go out to a restaurant, or to get takeout on our way back from a busy day.Besides the Gran Canyon we visiting Williams (kids loved Grand Canyon coaster and tubing hill) we’d heard about Slide Rock State park 1/2 hour drive from this house.Slide Rock state park ended up being the favorite part of the whole trip. Kids could climb all over the rocks and slide down the river. They were freezing cold and wouldn’t get out because they were having so much fun. I’d highly recommend it. Only cost was parking. We were there for hours and afterwards the kids loved coming back and soaking in the hot tub.

Our stay unfortunately did not go as expected. We experienced delayed access to the property at check-in, which was frustrating after travel. Communication from the host was also conducted outside of the booking platform, which made things less clear and harder to manage. We had to contact VRBO multiples times. After our stay, a damage claim was submitted against us for items we did not take or damage, including an alleged missing sheet set and a couch pillow (we would NEVER steal!) . This was disappointing, especially given the earlier issues we encountered. Overall, we recommend ensuring all communication stays within the platform and clarifying expectations ahead of time if you choose to book here. Also do yourself a favor and get the insurance!

Thank you for your feedback. I’m sorry to hear that parts of your stay did not meet expectations. I do want to address the claims made regarding the post-stay report. I work with a trusted professional cleaner who has been with me since I began hosting, and she completes a detailed inspection after every checkout. In this case, she provided photo documentation confirming missing items. Additionally, the home required extra cleaning due to a towel containing feces that had been thrown into the closet and left against the wall. This was also documented with photos and reported as part of the cleaning process. All findings and claims were submitted based on this documented evidence to ensure accuracy and fairness. While I understand frustrations around communication, these reports are handled carefully and are not made without verification. We will continue working to improve the guest experience, including clearer communication moving forward. Also VRBO terms and conditions states that "in case of any issues, try to resolve it with the guests." Please check this exact statement on VRBO terms and conditions page. I followed the terms and conditions, trying to resolve directly with your group.

There was only sleeping 1 pillow on one bed. Only decoration pillows. At least one towel rod and toilet paper holder with no screws to hold it on the mounting brackets. Heater program was too hot at night. Was very clean. Seemed to have the minimal items needed.
