In order to receive a delightful & as-expected stay, please read the house rules to make sure it's a RIGHT FIT for your ENTIRE group.

ALL GUESTS MUST BE ON RESERVATION: Only booked guests or animals are permitted on the property. Any extra people/animals is grounds for immediate termination of your stay & without refund in addition to a $100 fee per extra person/animal, per day.

Our outside property has HOME SECURITY CAMERAS that record at each entry point. If any of them are interfered with or blocked your booking will be canceled without refund. There are no cameras inside the actual house.

NO SMOKING: This is a non-smoking property, inside & out. No vaping inside. There is not enough time between guests to air out a smoke smelling house so by booking you agree to pay a MINIMUM of $1000 in addition to any interruption in our bookings should you choose to break this rule & cleaners have to contend with that.

NO GLASS AT POOL DECK - EVER. NO CHILDREN LEFT ALONE AT THE POOL DECK - EVER. USE OF THE POOL IS AT YOUR OWN RISK.

SPEAKING OF CHILDREN
This house is not childproof AT ALL. Booking guest assumes 100% liability for all guests. There are many dangers including but not limited to, stairs, ocean, river, pool, road, etc.. Use at your own risk.

PLEASE remove sandy/wet shoes before entering the house & leave them by the door along with any wet/sandy toys. There is a minimum $300 fee if sand is excessive inside the house upon departure. A hose is provided for rinse offs at most beaches & also the home.

ON SITE PARKING:
There is enough driveway/yard space to park 3-6 small cars, Boat, RV or a trailer will fit in the back yard IF dry ground. No street parking - they will tow it.

Trash pick up is VERY EARLY on Mon & Thurs, Recycling just Thurs. If you’re staying on a Sunday or Wed night please roll them out to the curb OR just let me know if I need to come by to do it.

Propane grill is available for your use & at your risk as long as you agree to clean it, turn it off before walking away & never leave it unattended. We do not check for fullness between guests so you may need to fill it.

CLEANING
Our cleaning fee is lower than the norm for this size house w/ the thought people would prefer to save money & clean up after themselves but if not, no worries, we can give you full service at a higher cost if desired.

THE FEE COVERS normal cleaning of the actual house - WE strip/make beds, clean the bathrooms, linens/towels, disinfect the house & restock it.
IT DOES NOT COVER:
- Collecting trash or dishes around the property or house. ALL trash should be tied in bags & taken to the garbage & recycle can.
- Dishes & any excessive appliance/items mess should be cleaned by you. Don’t remove furniture covers.
- If you use the grill please clean it.

If you prefer not to do these things, we can provide maid service starting at $60 per hour if told at time of booking so we can schedule for it. $120 if not told & emergency crew is needed after checkout.

Put ALL furniture back in exact place it was found. This includes Corn hole boards, tables, ping pong, bikes etc. $200 fee if we have to do it.

DOGS ONLY - no cats or birds
**NOT ALLOWED IN POOL** The fee listed covers 1 dog for up to 1 week. More than that will be billed separately. Up to 2 small, non-excessive shedding, outdoor potty trained dogs are welcome w/ RESPONSIBLE owners who pick up after them. Do not let them use the pool patio or back yard as a potty, please leash up & go outside the fence. Keep off furniture - $200 per piece that has to be de-shedded by cleaners. Please bring extra blankets if you can’t keep them off furniture. When bringing a service animal the same rules apply & they can never be left at the house alone.

BIKES & BEACH GEAR
All items must be returned to the same location & rinsed off, free from sand, mud or debris.

The locked cabinets & a closet with supplies are not for guests & should not be tampered with.

BUGS
Your walking distance from the water in a tropical environment so bugs will likely be present. The city sprays, we have pest control maintenance like most FL residents but bug spray will still be needed in FL. Noseeums are NO JOKE! ****** Keep the doors & windows shut at ALL TIMES ****** (EVEN for a minute while loading things in or out) & food in containers. Close up the house as they will quickly come in. We will provide no refund or adjustments for any bugs, lizards, wildlife etc.

Never open windows w/out screens.

POOL SERVICE comes twice a week to clean & chemically balance the pool. There is a pole w/ a net skimmer provided for guests to clear out vegetation that falls in between these times. GUESTS WILL NEED TO DO THIS. The pool is surrounded by trees so it's a DAILY event if you want to use the pool.

Speaking of the pool:
The remote for the heater will be VERY expensive for you to replace so PLEASE be mindful of it. It is not weather resistant & can NEVER be taken outside. Message me for adjustments.

Property maintenance may show up on your visit & should be expected without notice. Pest control comes monthly & will need in the house. We use a non-harmful to humans or pets service.

Checkout is at 10am. Staying beyond this effects work schedules for turnovers & preparation time for next guests. Without prior approval for a late checkout, guests leaving 20 minutes to 2 hours late will pay the base $499 rate for an additional day w/out keeping possession of the rental. Beyond 2 hours late 2 days will be due.

The internet for the entire house streams from the lower level. These cords cannot by unplugged or moved at any time. If our app shows that they have been your stay will be immediately canceled, without refund.

WIFI - We haven't experienced any issues but make no guarantees of WiFi speed or reliability. You’re on the water surrounded by lush trees.

This is a residential neighborhood & we love our awesome neighbors so please be respectful that while those around you do get to live in paradise, they have to work here too. Quiet hours dusk to dawn.

By booking with us you agree to these terms & agree that your booking cost will not be refunded by VRBO should any of these rules be broken & your stay is canceled.
