We have a large, modern, fully equipped kitchen and outdoor dining area, perfect for preparing meals for a group.

The half bathroom is located across the hall on the main floor, while the en suite bathroom with double vanity, shower, and jacuzzi, and another double vanity bathroom with tub are located on the second floor.

SLEEPING ARRANGEMENTS:
Sleeps up to 19 guests!

1st Floor:
✦ Bedroom 1: one king-sized bed.

2nd Floor:
✦ Bedroom 2: one king-sized bed with en suite bathroom with double vanity, shower, and jacuzzi tub.
✦ Bedroom 3: one twin-sized bed.
✦ Bedroom 4: one queen-sized bed.
✦ Bedroom 5: one king-sized bed.
✦ Bedroom 6: two queen-sized beds with twin pullout mattresses under each bed. Connected to the hallway bathroom.

3rd Floor:

Guests will have full access to the whole house. We have a self-check-in process with a door lock for easy access. There is also parking available for up to 5 cars in the driveway.

LIABILITY WAIVER:

Our property provides you with a unique opportunity to swim (during certain months) and enjoy the pool area, backyard, and fire pit. We want you to take advantage of these amenities and have a memorable visit. However, by agreeing to our VRBO House Rules, you acknowledge that there are inherent risks involved with participating in these activities and that the pool, jacuzzi, stairs, and campfires may present dangers for adults and children. Children must be carefully supervised at all times when near the water. Because the water at the end of the pool is only a few feet deep, no diving from anywhere is allowed.

By agreeing to the House Rules, you acknowledge the potential risks discussed above, agree to accept full responsibility for any bodily injury that may occur to you and others in your party, and waive any claim whatsoever against the owners for accidents arising from these activities.

PLEASE NOTE:

• The gas logs in the living room should NOT be used.

DRUGS

• No illegal drugs are permitted to be stored or used at any time at our home.

PARKING

• We allow up to 5 cars in the driveway. Please be careful and do not park on the grass. There can be one car in front of the house, but please do not park in front of our neighbors.

PARTIES & EVENTS

• Our home does not allow parties, receptions, or events.
Local ordinances dictate no loud music, noise, or partying. Quiet time is 9 PM to 8 am. No exceptions or excuses.
If we receive any reports or notice that you are listening to music outside, being loud, or using the pool after 9 PM, you will be charged a fine of $500 for breaking the noise ordinance. Each occurrence of this will result in this fine.
By booking our home, you agree that if the police are called for excessive noise, partying, or other reasons, you will be charged $1,000 and will be subject to non-refundable cancellation of the remainder of your reservation.

• Please be respectful of our neighbors anytime outback. Inside the house, you are welcome to listen to music at normal levels and hang out. Please keep the doors closed when listening to music.

PETS:

• We allow a maximum of two (2) pets not weighing more than 50 lbs for a pet fee of $200.
• Pets are not allowed on the furniture.
• Pets must be supervised at all times.
• Pets must be declared upon reservation

SECURITY

•Actually do this language: To help secure the property and for guest safety, exterior Ring cameras and lighting systems are installed, facing the driveway and backyard areas. These cameras are outward-facing and used solely for security purposes.
SMOKING

• No smoking (cigarettes, pipe, tobacco, or marijuana) or vaping is permitted inside the house at any time. Smoking and vaping are permitted outdoors, but please do not ash on furniture. There will be a charge of up to $1,000 for smoking in the house, as well as if outdoor furniture is damaged.

TRASH/RECYCLING

• Guests are responsible for disposing of trash appropriately. Trash cans and recycling are to be brought out and brought back after the trash and recycling have been taken.

• Trash and recycling should be disposed of in an orderly manner, with the bins closed and not overflowing. If this is not possible, please let us know. If trash and recycling procedures are not followed, guests will be fined $500.

TEMPERATURE

• Please close the windows and doors if you are running the AC.

FIRE PIT

• Our fire pit is available for all our guests to use. We recommend guests purchase firewood from the following locations, as firewood and lighter fluid are not included in the list of amenities:

POOL

• Our pool is available for guest use from May to September.

• No diving is permitted. No glass is permitted in or near the pool or soaking tub.

• There is no lifeguard on duty. The property, its owners, and agents of the property will not be held liable for accidents, pool-related or deck accidents, drownings, or bodily harm/personal injuries.

SERVICE PROVIDERS

• Our pool service comes every week during pool season, and our landscaping team comes once a week or sometimes every other week.
