This spacious 3- bedroom, 2. 5- bathroom home boasts 2, 2472 sq ft of pure comfort, featuring a relaxing HOT TUB, an inviting in- ground pool, a lovely pool house complete with a bar, high- end kitchen appliances for the cooking enthusiasts, and a cozy whiskey lounge with an arcade table for some fun times. The master bedroom offers exclusive access to a private patio and pool, perfect for unwinding. Our home comfortably accommodates up to 6 guests and is conveniently located near the Stephens County Fairgrounds, Casino, Brewery, and Kiddieland Park.

You'll love that our home sits between two other charming Airbnb properties, directly across from the Duncan Country Club & Golf Course. With your stay, you'll enjoy fantastic country club privileges, including discounted golf and cart fees, complimentary access to the tennis courts, outdoor pool, and the club bar!

During the summer months, our diligent Lawn Team will be watering the flowerbeds early in the mornings, keeping everything beautiful.

On Friday mornings, our Pool Maintenance team will ensure the pool and hot tub are in perfect shape for your enjoyment.

Please refrain from bringing pets onto the property to avoid a $500 fine. Also, please avoid moving furniture, as a $50.00 charge will be applied if staff need to restore the original arrangement.

Carlos, our On-Site Manager, is just across the street and is ready to assist with any plumbing or emergency issues you may encounter.

We're conveniently located right across from The Duncan Country Club, Golf Course, Tennis Courts, and Backporch Drafthouse Restaurant. It's just a quick 4-minute trip to downtown and less than 10 minutes to The Fairgrounds.

WIFI: Look for the password on the board sitting on the fireplace mantle - feel free to stay connected!

TRASH DAY: Just a friendly reminder to place trash bins at the curb Tuesday evenings. Collection happens Wednesday mornings.

BACKYARD FUN GUIDELINES:
- For everyone's safety, please enjoy drinks in non-glass containers in the backyard.
- While we love fun, please no inflatables, pools, slip-n-slides, or sprinklers.

JUST IN CASE YOU NEED THEM:
- We've stocked a first aid kit and fire extinguisher in the closet to the left of the stove.
- Accidents happen! If you need it, there's peroxide under the kitchen sink for treating stains on linens.

HOT TUB ENJOYMENT TIPS:

HAVING FUN SAFELY:
- The hot tub comfortably fits up to 6 people.
- Please use plastic cups and containers (no glass near the tub).
- We want you back next year, so no daredevil stunts, please!

SIMPLE CARE INSTRUCTIONS:
- After your evening soak: Please add half a lid of spa shock to the center and run the jets briefly.
- Water level should stay at the first ridge (about 6" from top) - there's a hose by the pool pump.
- When not enjoying it, please keep temperature at 95° (it warms up in about an hour when you're ready).

EASY CHECK-OUT (10 AM):

- Rest easy! No need to strip the beds - we'll handle washing all sheets and comforters.
- Simply place used towels and washcloths in the laundry room.
- We appreciate if you'd rinse dishes and start the dishwasher (soap is under the sink).
- Please toss trash in the bins on the east side of house (we provide both recycling and regular trash bins).
- If you used the grill, please clean it (supplies in container next to grill) or a $30 cleaning fee will apply.

KEEPING TIDY: You'll find cleaning supplies under sinks and in the closet by the stove. Brooms and vacuums are in the laundry room and closet by the carport door. Staying longer? Our friendly housekeeper will help with fresh linens as needed!
