IMPORTANT NOTE: The City of Bradenton requires rental agreement and that every guest staying at this VRBO property be listed on the reservation, including each guest’s phone number and email address. Please ensure that you register the correct number of guests. Undisclosed guests who are not officially confirmed may result in early termination of your stay without a refund and can also incur an additional charge of $100 per guest.

- The guest who books must be one of the guests staying on the property (sorry - no booking for others).

- Minimum booking age is 25 and must show proof of a valid ID if asked

- We have an additional Guest Agreement separate from the booking platform. By booking this home, you agree to this process. The Guest Agreement is a legal document from our law firm that details the rules and policies for staying here.

- After you book, you’ll receive a message with a link to the Renter’s Agreement. Please read it carefully and sign it to complete your booking. Signing this agreement is required for your stay in our home.

- Unexpected things can happen, so WE STRONGLY RECOMMEND getting travel insurance in case you need to cancel your booking.

-This is a smoke-free property. Smoking and Vaping is prohibited in all areas, including inside units and outdoors on the premises. Cigarette and Marijuana smoke detector are installed in the property. Breaking this rule will incur a $1,000 violation fee plus cleaning fee to remove the carcinogen odor.

LIABILITY & WEATHER POLICY:
We are not responsible for events beyond our control such as inclement weather, storms, and evacuations—and strongly recommend purchasing travel insurance for added peace of mind (e.g., Red Sky Travel Insurance, Square Mouth, etc.).

Because we offer a wide range of amenities, please understand that by entering this property, you assume all risks. The owner is not liable for any injuries, accidents, or deaths that may occur. By entering, you agree to adhere to these conditions and accept full responsibility for yourself, your guests, and any pets.

KINDLY NOTE:
-For your peace of mind, security cameras are located around the exterior of the house. No inside cameras. All Ring cameras are motion-activated: the Entrance Door Ring Camera secures the frontage, a Ring Stickup monitors the carport, a Floodlight covers the southeast entrance area, a Shed Stickup monitors the firepit area, and two Stickups on the light pole cover the pool and court.
-Noise monitors are located inside and outside the house; they do not record voice or conversation, only monitor sound decibels.
-Heated pool feature is available for an extra $30/night or $500/month (b/w Oct to May)
-Pool settings are all scheduled. When pool heat is paid, it is set to 83 degrees, however, pool temps cannot be guaranteed.
-Hot tub, sauna, and cold plunges are self services.
-Please put in the proper guests & ages so we can plan accordingly.
-No glass in the pool area.
-Do not adjust the basketball hoops height & use fence side gates to pick up the errant balls behind the property fence.
