Try out this lovely Green Valley Arizona town house to experience the area. Green Valley is a great place for Snow birds or for year round living. This location is 30 minutes south of the Tucson Airport.

Amenities are plentiful:

* Your fee includes GVR (Green Valley Recreation) membership. This is a $60 per person / per month benefit. Normally, tenants cover this expense.

CANOA HILLS SOCIAL CENTER - 3660 S. Camino del Sol

A recent addition of a park with outdoor grills, picnic tables and a waterfall enhances the overall atmosphere of this Center. The Center has one of GVR's largest swimming pools with a spa, two tennis courts, a health club, fitness room, art gallery and one of GVR's largest ballrooms with a catering kitchen.

* Your Town House rental fee also includes all expenses associated with the place such at electrical, AC & heating, natural gas, water, sewer, property taxes, HOA fees, garbage & recycling services and COX TV & internet.
Also, there is a propane BBQ and fire place on the back porch.

* For Golfers, the townhouse is located 1 mile from the scenic San Ignacio Golf Course, 2.5 miles from the Desert Hills Golf and Country Club, and 2.4 miles from Canoa Ranch Golf Course.

* Enjoy playing pickleball ? Green Valley boasts up to 35 courts in the area. The Green Valley Pickle Ball center has 24 courts, the GVR East center has 7 courts under the lights , and the Canoa Ranch GVR has 4 courts.

Conditions:
*Green Valley is a + 55 community where at least one resident needs to be at least 55 years old.
*The Canoa Hills HOA (Home Owners Association) requires a minimum 29 day stay.

* The home has 2 king sized beds, one in the master bedroom and one in the spare bedroom. There is also a hide a bed in the living room sofa. Therefore, up to 6 people can be accommodated in the home. However, keep in mind however that the living room hide a bed is a smaller queen size bed. It could work for smaller people or children perhaps.
There are 2 bathrooms, a master full bath and a full bath next to the spare bedroom.

This home is available from September 1 to December 30th.
2025. There are opportunities to rent for one, two, three or for all four months. The town house location is at the end of a row of housing. Therefore, there is only one side that has another attached home.

When Visiting the area:
During your time here, it is recommended to visit: The Tubac Arts Center, the history laden towns of Bisbee, Patagonia, Nogales, Tombstone; take a mine tour or tour the Titan Missile Museum or San Xavier Mission; explore Buenos Aires National Wildlife Refuge; enjoy wine tastings around Sonoita; camp and/or hike Picacho Peak and don't miss the Sonoran Desert Museum, Casa Grande or Kitt Peak National Observatory.

Couple of other things to mention. I did indicate that pets are not allowed. However, dogs are possibly permitted depending on the type and temperament of the the dog.
I selected that kids are permitted. However, keep in mind that the Canoa Hills pool has restricted times for kids swimming there. Kids can swim from 11a-1p & 4p-6p at Canoa Hills 7 days/week. The West Center allows children swimming from 12 noon - 9pm- Monday to Friday.

Anyone who has stayed at this townhouse has commented on the spectacular view of the Santa Rita Mountains from the back patio. The remarkable Arizona Sunsets make this view even more stunning. Some pictures showing this view are attached.

"This Green Valley 2 bed/2 bath condo is spacious, well maintained and it has a well equipped kitchen and comfortable beds. The layout is great, with a 2 car garage, a private patio and a fantastic view.
It's an end unit in a lovely neighborhood and it's conveniently located a few blocks from the Canoa Hills Green Valley Recreation Center and a 3 minute drive to St. Ignacio Golf Course.
We've stayed in this condo for 3 years now. The owner was easy to reach with our questions. We had no problems."
