HOUSE RULES
Garage Notice:
The garage is currently being used for storage. There is room for one car only at this time.
If you have any concerns about parking or garage access, please message us.
1. Check-In / Check-Out
– Check-in: after 4:00 PM
– Check-out: by 11:00 AM
– Early check-in or late check-out may be available when requested in advance and is subject to availability and fees.
Unauthorized late checkout may result in additional charges, including cleaner reschedule fees.
2. Smoking & Vaping
This is a strictly non-smoking property (inside or garage).
Smoking must be done outdoors only, away from open windows/doors.
Indoor smoke odor = minimum $1,000 remediation charge + deep cleaning and linen replacement.
3. Guest Count & Visitors
Maximum occupancy: 10 guests.
We may approve additional guests for a fee — message us first.
Unauthorized guest fee: $100 per person per night.
Only registered guests are allowed on property unless pre-approved in writing.
Day visitors require written approval (max 2), allowed 9am–9pm.
4. Parties, Events & Noise
No parties, events, DJs, or large gatherings.
Quiet hours: 10:00 PM – 8:00 AM
Violation of quiet hours or event rules may result in:
– $1,000 party/event fee
– Removal from the property without refund
5. Pets (Approval Required)
Pets must be disclosed and approved before booking. Maximum: 5 pets.
Pet fees per pet per 30-day period:
• 1–6 nights = $50
• 7–25 nights = $100
• 26–30 nights = $250 (resets day 31)
Unauthorized pet: $500 per pet + pet cleaning + damages.
Pet rules:
– No pets on beds or furniture
– No pee pads inside
– No unattended pets unless kenneled
– Clean up waste immediately
– Excess pet hair/mess may result in extra cleaning fees
6. Pool Use (No Heating Available)
This property does not offer pool heating.
Pool temperature depends entirely on weather conditions.
No refunds are provided for:
– cold water
– weather limitations
– storms
– seasonal temperature changes
Pool rules:
– No glass within 10 feet of the pool
– No diving, running, or horseplay
– No pets in the pool
– Children must be actively supervised
– Toddlers must wear swim diapers
– Do not touch, adjust, or tamper with:
• pool pump
• valves
• timers
• breakers
• pool vacuum
– Do not remove the pool vacuum or move equipment
Weekly pool service enters the backyard as part of normal maintenance.
7. HVAC / A/C Use
Largo, FL weather means AC systems can freeze if misused.
Set thermostat between 72–78°F.
Do not set below 72°F.
Do not run AC with doors/windows open.
AC freezing or damage from misuse = guest responsibility for emergency service + repair costs.
If icing occurs:
• Set system OFF
• Fan ON
• Message us immediately
8. Parking
– Up to 4 cars in the driveway
– Garage fits 1 car only due to stored items
– Do not block neighbors, mailboxes, or sidewalks
– No street parking that violates local rules
9. Cameras (Exterior Only)
A Ring camera monitors exterior entry areas only.
There are no indoor cameras.
Tampering (covering, unplugging, moving, disabling) results in:
– $1,000 tampering fee
– Possible cancellation of reservation without refund
– Costs to restore or replace equipment
10. Damages & Reporting Timeline
Treat the home with care. Damages beyond normal wear and tear are billable.
Report any issues upon arrival:
– Cleaning issues: within 12 hours
– Damage or maintenance issues: within 3 hours
Issues reported after checkout cannot be validated.
If something breaks during your stay, notify us right away so we can address it.
11. Neighborhood Respect
This is a residential community.
No loud noise, yelling, or music outdoors during quiet hours.
Any disturbance may result in removal.
12. Kitchen Use
You may use all appliances and cookware.
Please clean up after cooking and return items to original locations.
13. Furniture & Décor
Do not move or rearrange any furniture, beds, or décor.
Rearranging items can cause damage and may incur repair/replacement fees.
14. Trash
Dispose of trash in the provided bins only.
Keep lids closed to prevent wildlife or wind scatter.
15. Security & Access
– Lock all doors and windows when leaving
– Do not share access codes with anyone not on the reservation
– Unapproved sharing of access codes is grounds for cancellation
16. Illegal Drugs
No illegal drugs are allowed on the property.
Evidence of illegal drug use results in:
– $1,000 penalty fee
– Immediate termination of stay without refund
17. Vendor Access
Pool maintenance and landscapers may enter the yard during scheduled weekly service.
This is normal and required to maintain the property.
18. No Refunds for Weather or Amenity Limitations
The following do not qualify for refunds:
– Weather (rain, storms, heat, cold)
– Pool temperature
– Insects outdoors
– Utility outages beyond our control
– Issues not reported during the stay
– Issues caused by guest misuse
