Two Living Spaces w/ Game Room
The main living room includes a plush sectional, a 75" smart TV, and plenty of room to relax, read, or connect with friends and family. The downstairs, entertainment-packed game room includes a 65" smart TV, shuffleboard table, foosball table, classic arcade machine, puzzles, cards and board games. Perfect for movie nights, game tournaments, or keeping kids and teens entertained. Don't forget to find the secret treehouse hideaway upstairs for quiet playtime space or a sleepy bedtime story for the littles.

Deck, Hot Tub & Outdoor Living
On the main-level deck, you'll find: Outdoor dining table for 8, a gas grill, lounge seating and gas fire pit bathed in dappled forest light during the summer or with winter views of the Blue Ridge Mountains. The morning sunrises are especially spectacular with a fresh cup of coffee and a symphony of songbirds.

Downstairs, enjoy the 6-person hot tub for bone soothing relaxation after a day on the slopes or hiking trails. Porch swings and yard games are available to keep the fun going while playing and exploring the gently sloped yard.

Extra Amenities
All linens for bedding, towels, washcloths and separate spa towels are provided. Paper goods such as toilet paper and paper towels are provided as well as basic kitchen supplies such as soaps, sponges, etc. The kitchen has dishes, cups, utensils, cookware, microwave, toaster and dual Keurig coffee maker for hot or cold brews. All king bedrooms are equipped with their own 55" Roku TVs. Washer and dryer and laundry supplies are available for use as well.

Resort Amenities & Access:
The home is a 4 minute drive from Massanutten's 4-seasons activity center including skiing, tubing (snow and grass), the MPOA pool, the Massanutten indoor/outdoor water park, mountain biking, ziplining, two golf courses, putt-putt, go-karts, tennis, swimming, fishing, parks and a mountain coaster (summer 2025). Most Resort activities are available to our guests for an additional fee and should be booked online before your arrival, through Massanutten Resort's website. **Please note some activities may sell out in advance, especially on holidays and weekends. We cannot guarantee access to the amenities and amenity closure/availability is not a refundable cancellation reason. **

Note, the MPOA pool and the Massanutten Waterpark are separate activities. The MPOA community pool is available for guest use with our pool pass for $6 per person per day, Memorial day through Labor day, subject to, and at the discretion of the MPOA.

Pet Policy: Restricted to service animals only upon verification of certification. Note ESA are not covered as service animals.

The property is between a 2 to 2 1/2 hour drive from 3 major international airports: Washington Regan (DCA), Washington Dulles (IAD) and Richmond (RIC). There are also numerous smaller, regional airports in the area.

Guest access
Access: Guests will be provided with a personalized access code the morning of your stay. Guests will have access to the entire private property.

Parking: The home has a private driveway that can comfortably accommodate multiple cars.

Other things to note:
Booking this property requires the execution of a rental agreement. The agreement will be provided for review after booking confirmation within the 48 hour cancellation window.

Massanutten is a private resort community with full-time residents and vacationing visitors. The four seasons resort area offers a ton of activities, amenities and local attractions, making it a perfect spot for families and friends to get together!

WELCOME TO MASSANUTTEN!
This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat.

NOISE
• Quiet hours: 10:00 PM – 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.

PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host.

OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM – 7:00 AM).
• Firepits and grills may be restricted during local emergency conditions, check MassanuttenVillagedotcom or electronic sign at entrance for updates.

ALCOHOL
No open containers on roads or in common areas.

TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or carports. Trash attracts wildlife, which could endanger you and damage the property.
• Trash is required to be removed by the guest at the end of their stay. Dumpsters are located at 4007 Peak Dr., Massanutten, VA 22840. An additional fee of $75 will be assessed by our cleaning team if they are required to remove trash from the home. We appreciate your understanding as this helps keep our cleaning fees to the minimum.
