Welcome to Sylvan Pines, a 7BR remodeled home in Massanutten Resort designed for groups (18 guests max). Relax in the hot tub or barrel sauna, then sip wine at the propane fire table or wood burning firepit. Inside you'll love the open floor plan and screened in porch. Downstairs is a game room with pool / ping pong table, infinity game table, foosball, TV area, and separate gaming TV area with Xbox. Plus, pet friendly! Managed by New School Hosting.

The house is located within the heart of Massanutten, with ski slopes, outdoor pool, indoor/outdoor Waterpark, spa, mini golf, go karts, and dining options all with about a 5 minute drive of the house. The Swift Run Gap entrance to Shenandoah National Park is 15 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 20 minutes away, and there are several breweries, wineries, and restaurants within 15-20 minutes of the house.

The home layout is as follows:

Main level:

- Outdoor decks with brand new 7-person hot tub, 4-person cedar barrel sauna, propane fire table, and gas grill (propane provided for both fire table and grill)
- Side yard with wood-burning firepit (wood provided)
- Screened in porch with dining for 8 plus separate seating area
- Living room with large TV and electric fireplace, open to dining area
- Dining table seats 10, plus the adjoining kitchen has a bar along the wall that seats 4 more and a desk that seats 1
- Kitchen is fully stocked with everything needed to prepare meals. Ground coffee and k-cups provided.
- BR1: Master king bedroom with ensuite bathroom
- BR2: King bedroom
- Hall full bath with shower

Upper level:

- BR3: Primary bedroom suite with king bed, electric fireplace, dedicated workspace, and ensuite bathroom with shower and soaking tub
- BR4: King bedroom
- Hall full bathroom with dual vanities and shower
- BR5: King bedroom
- BR6: Two queen bedroom
- Additional hall full bathroom with shower/tub combo

Lower level:

- Game room with pool table (can also convert to ping pong), foosball, infinity game table (hundreds of classic board games that you can play digitally!), primary couch/TV area, skeeball, and additional TV area with Xbox.
- BR7: Queen bedroom (*Note: no bathroom on this level. Guests staying here can go upstairs to use full hall bath on main level)
- Full size washer / dryer

Other things to note:

- Sylvan Pines is pet friendly! There is a $100 total pet fee for your visit, which will cover up to 4 pets (please indicate how many pets you are bringing in the "guests" section).
- We provide our guests $1500 of coverage for accidental damage to the property or its contents. The cost of this is already embedded in the cleaning fee.
- Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more.
- There is a driveway with room for 5-6 vehicles
- Wifi is fast with a strong signal throughout the house and decks. Most bedrooms, plus the living room and game room, feature smart TVs where you can access all the main streaming services.
- We provide a fully stocked coffee bar with multiple coffee drip and Keurig options
- Guests can enjoy community pool access in the summer season for a $6 per person fee.
- Linens and towels provided
- Due to wildlife, trash must be taken to the Massanutten community dumpsters (per HOA rules, below)
- We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here.
- Please note that if you would like to send packages to the property, you do so at your own risk. USPS is particularly unreliable. We can not be held responsible for late or undelivered packages. Additionally, we charge $25 for any return services requested, in additional to actual postage.

WELCOME TO MASSANUTTEN!

This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests
enjoying their retreat.

NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.

PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval
from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is
available with written approval from your host.

OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency
conditions, check MassanuttenVillage(dot)com or electronic sign at
entrance for updates.

ALCOHOL
No open containers on roads or in common areas.

PETS
• Leash always required when outside.
• Clean up after your pets.

TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or
carports. Trash attracts wildlife, which could endanger you and damage the property.
