Welcome to your year-round lakeside getaway in beautiful Sodus Point! Nestled just steps from Lake Ontario, this spacious and family-friendly home is ideal for making memories in every season—from snow-covered adventures to sunny beach days.
Whether you`re planning a fishing trip, beach vacation, or cozy winter escape, this 4-bedroom home has everything you need: two full bathrooms, a fully equipped kitchen, a peaceful backyard with fire pit, and plenty of room for up to 8 guests to relax, recharge, and reconnect. The open upstairs layout is perfect for kids or group sleepovers, while the downstairs offers comfort and privacy for adults.

House Rules:
1. No parties or events allowed. Quiet hours are 10 pm to 10 am.
2. All guests must be included in the reservation; extra guest fees may apply if applicable.
3. No smoking allowed. No burning of candles, incense, or open flames.
4. Please don’t eat or drink in the bedrooms.
5. Linens are provided for guest comfort only and are not to be used for cleaning or any other unintended purposes.
6. Mail and packages: Receiving mail or packages without prior consent from the host is not permitted.
7. Please respect check-in and check-out times.
8. Please take care of the furnishings. Any removal or misuse of furniture or kitchenware can result in additional fees.
9. Please don’t rearrange the furniture.
10. Please do your dishes
11. No illegal substances allowed on the premises.

WAIVER & LIMITATION Limitation of Liability: The Guest expressly agrees to assume all risks and acknowledges that the Host shall not be liable for any incidents, accidents, injuries, illnesses, or harm that may occur, either on or off the premises, during the term of the reservation. This limitation of liability includes, but is not limited to, all areas and amenities provided by the premises such as the gym, clubhouse, business center, playground, swimming pool, hot tub, or any other common or recreational areas. Loss or Damage to Personal Property: The Host shall not be responsible for, nor shall the Host assume any liability for, the loss, theft, or damage to any personal property, belongings, or valuables of the Guest or any other persons on the premises during the stay or left behind after the reservation. DISCLOSURES Security Surveillance: The Host maintains an active exterior security camera that is constantly recording both audio and video. The Host may monitor and review these recordings to ensure guest safety, property security, and compliance with house rules. This camera is located in an exterior location and will not infringe upon the private living spaces of the Guest. ACKNOWLEDGMENT & AGREEMENT Access and Termination of Occupancy: Access to the premises is strictly limited to the duration of the valid reservation, and the right to occupancy shall terminate automatically upon the maturity, cancellation, or breach of the reservation terms by the Guest. Any unauthorized access or overstay may be subject to additional charges and legal action. Acknowledgment and Consent: By proceeding with the reservation, the Guest expressly acknowledges and consents to the aforementioned terms and disclosures, and agrees that such acknowledgment shall constitute a binding agreement between the parties. Any violation of these terms may result in immediate termination of the reservation and additional remedies as allowed by law.
