The ground floor residence features a bright and comfortable living and dining area with a sofa, cable TV, a dining table with seating for eight, and sliding glass doors that open directly to the expansive front patio with ocean views.

- Primary Bedroom (Ground Floor): King-size bed
- Guest Bedroom (Ground Floor): Two twin-size beds
- Guest Bedroom (Ground Floor): Queen-size bed

The second-floor residence offers a spacious living and dining area with a sofa set, a queen pullout sofa bed, an upholstered side chair, cable TV, and a dining table with seating for six. Sliding glass doors open to the expansive front balcony deck with ocean views.

OUTDOOR SPACES:
Outdoor spaces include the ground floor front patio with an outdoor dining table, market umbrella, seating, a propane gas BBQ grill, and ocean views. One propane tank is provided for guest use, and additional propane may be purchased nearby. The second-floor residence features a front balcony deck with ocean views, chair seating, and a propane gas BBQ grill, as well as a rear balcony deck with a dining table, seating, storage for outdoor gear, and alley views. A heavy-duty lock for bikes or beach gear is also available on the ground-level side walkway under the stairwell.
KITCHEN & AMENITIES:
Both kitchens are fully stocked with dishes, utensils, cookware, bakeware, all major appliances, and small appliances. Each kitchen also includes barstool seating for three at the breakfast bar. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have exclusive and private access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the ground floor front patio, the second floor front balcony deck, the second floor rear balcony deck, and the ground level side walkway storage area for bikes and beach gear.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, one queen-size trifold floor mat, best suited for children, is provided. Twin rollaway beds can be rented instead of the mat by making advance arrangements with our office.
Laundry: Full laundry facilities are located in each unit’s hallway laundry room, with complimentary laundry supplies provided.
Parking: Two carport spaces are provided and are suitable for most vehicle sizes, with access from the rear alley. Additional metered and unmetered neighborhood parking may also be available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
Check-in Time: 3 pm on the arrival date
Check-out Time: 10 am on the departure date
