'Water's Edge' is a newly remodeled, two-story Cape Cod-style home that sits on a gated, private & peaceful 10-acre lakefront estate with stunning views. A scenic & tranquil retreat from the city. A place to relax, recharge & reconnect. Ideally located to explore both Tampa Bay & Orlando attractions. This serene environment is great for bird, butterfly & firefly watching, fishing & star gazing. We are also very close to numerous wedding venues & area attractions (Mirada Lagoon, Giraffe Ranch, Snow Cat Ridge, Pioneer Florida Museum & Village, Scream-A-Geddon, Withlacoochee River Park, Green Swamp Wilderness Preserve, Tree Hopper Aerial Park, Joy-Lan Drive In Movie Theatre, Dade City Raceway, May-Stringer House Museum) Downtown Dade City (10 mins) is full of history, antique stores, character and amazing restaurants (Green Door on 8th, Wine Library, Le Garden Bistro, Olio, Kafe Kokopelli.)

The Space
Four bedrooms (2 primary suites), 3 full/2 half baths, lux fully equipped kitchen, heated pool, fire pit, games, library, washer/dryer, birdwatching & stargazing. Water’s Edge promises an unforgettable experience in a stunning natural setting.

The home accommodates up to 8 guests in 4 bedrooms, two of which are primary suites. All bedrooms feature comfortable king-size beds with pillow top mattresses and luxurious bedding. Every bedroom offers gorgeous lake views, and two bedrooms come with cozy window seats — perfect spots to relax. The ground-floor primary suite has French doors that open directly onto the pool deck.

There are 3 full bathrooms (2 ensuite and 1 Jack & Jill) and 2 half bathrooms (1 on the ground floor and 1 on the pool deck). Three of the bathrooms include bathtubs with showers, while the ground-floor ensuite features a walk-in shower and a large soaking tub. We stock our bathrooms with plenty of amenities, including Dove body wash, shampoo, conditioner, and fluffy bath sheets. You'll also find an abundance of towels, toiletries, and extra pillows for your comfort.

The kitchen is fully stocked, offering everything you need. We’ve also set up a lovely coffee/tea station with a Keurig, Drip Coffee Maker, and Nespresso Vertuo Next machine. A small selection of pods for both the Keurig and Nespresso, along with coffee creamer, sugar, and ground coffee, are provided. The kitchen boasts a center island with a 5-burner gas stovetop, a double oven, microwave, countertop ice machine, garbage disposal, and dishwasher. We supply dishwashing liquid, dishwasher tabs, kitchen counter cleaner, a new scrubby, and tea towels for your convenience.

The laundry room, located next to the kitchen, includes a washing machine and clothes dryer. A small bottle of laundry detergent is provided for your convenience.

The lounge area features a huge wraparound couch, plus additional seating, and a wood-burning fireplace. A Samsung smart frame TV hangs above the fireplace, so you and your guests can enjoy a cozy evening with a great movie or, favorite show.

For digital nomads, our sunlit office, complete with a desk, printer, and office chair, offers the perfect work space. There is also a large selection of books and games for your enjoyment.

The screened-in pool overlooks the lake and features two large daybeds & sun loungers for relaxing poolside. A generous supply of striped pool towels is available on the pool deck for your use.

Our floating dock includes a custom kayak launch and three fishing kayaks for your enjoyment. The lake is known for being one of the best bass fishing spots in the county. Plus, the lake is private with no public access, ensuring a peaceful and quiet experience.

Guest access
Guests will have use of the entire house excluding the garage and two owner's closets.

Access to the home is provided via an automatic electronic lock on the front door. For your security and privacy, we change the access code for each new guest.

You will be provided with our 'Gate Access Code' and your unique 'Front Door Code' prior to check in.

HOUSE RULES

CHECKING IN AND OUT:
Check-in is after 3pm on your arrival date and check out is before 10am on the day of departure.

SMOKING/DRINKING:
No smoking is allowed on the interior of the home. This includes the use of tobacco, cannabis, vaping and e-cigarettes. No illegal or illicit substances or underage drinking is allowed on the property.

PARTIES/EVENTS:
Please note that we are not zoned, licensed or, insured for parties or, events. We do NOT allow any parties or events on the property.

ADDITIONAL GUESTS:
All guests must be registered on your vrbo booking. Guests on the property must be limited to those registered on your booking. Any additional guests must be approved in advance and may require an additional fee.

QUIET HOURS:
Out of respect for our neighbors, please observe quiet hours between 10pm and 9am.

PARKING:
The driveway is big enough to accommodate several cars. We ask that you do not park on the grass.

NO FOOD/DRINKS UPSTAIRS:
Please do not take food/drinks up to the 2nd floor bedrooms.

CAMERAS:
The home is equipped with exterior cctv cameras. There are NO cameras on the interior of the home. The exterior cameras cover the entire 360 degrees of the outside of the home from the driveway to the dock (including the pool area). They record 24 hours a day.

TAMPERING WITH EQUIPMENT:
Thank you in advance for not touching or tampering with any equipment in or around the home including but not limited to the pool equipment, internet router, smoke detectors and exterior cameras.

PHOTOGRAPHS:
We do photograph, and time stamp the home prior to a new guest checking in and after the guest checks out.

NO PETS:
Sorry, we have a strict no-pets policy at the property.

Our property provides you with a unique opportunity to swim in the pool, enjoy the grounds, floating dock, fishing and kayaks.
By agreeing to stay on the property, you are agreeing to our House Rules and you acknowledge that there are inherent risks involved with participating in these activities and that lakes, docks, decks, stairs, and activities near and around water - both the lake and the pool - may present dangers for adults and children.

NO SWIMMING IN THE LAKE. Florida lakes are home to a variety of wildlife, including snakes and alligators, and our lake is no exception. For safety reasons, please be aware that there is no fence along the edge of the lake or the floating dock. Children and service animals must be accompanied by an adult and closely supervised at all times. Roughhousing or pushing on the dock is strictly prohibited.
For the safety of all, please refrain from feeding birds or wildlife, as this can attract alligators. We also ask that you respect the natural environment by not littering anywhere on the property or in the lake. This helps protect the abundance of wildlife on and surrounding the property.


SWIMMING POOL IS SWIM AT YOUR OWN RISK. There is no running, diving, flips, bombing or rough play allowed in & around the pool. The bottom of the pool slopes from the shallow end to the deep end. If you use the pool, please be mindful of the slope. We strongly recommend the use of life jackets for children or for anyone who cannot swim or is not a confident swimmer. No animals in the pool. No glassware on the pool deck or inside the screened in pool area. There is a good selection of plastic drinkware in the kitchen cupboard above the Nespresso machine. All persons using the pool do so at their own risk. The owner, management and staff are not responsible for any accidents, injuries or damage that may occur while using the pool.

KAYAK AT YOUR OWN RISK. We have three fishing kayaks that are located on and next to the floating dock. Life jackets and oars are stored in the cupboard on the pool deck.

All guests must always wear a life jacket while using the kayaks. By using the kayaks, you acknowledge and accept all risks associated with water activities. The property owner is not liable for any injuries, accidents, or damages that may occur while using the kayaks.

Please be aware that Florida lakes are home to a variety of wildlife, including snakes and alligators, and our lake is no exception. By staying on this property, you are agreeing to abide by and be bound by our Liability Waiver and our House Rules. You acknowledge the potential risks discussed above, agree to accept full responsibility for any bodily injury that may occur to you and others in your party or visitors during your stay, and waive any claim whatsoever against the owners, management or, staff for accidents or claims arising from these activities.

The health & safety of any visitors to the property invited by any of the vrbo guests are the sole responsibility of our guests and the confirmation of your reservation and staying with us is considered your acknowledgement and agreement to this rule.
