Inside, you'll find a spacious open-concept layout with a fully stocked kitchen, cozy living area, and modern finishes throughout. The master suite includes a walk-in closet and private bath, while two additional bedrooms ensure everyone has their own space.

The neighborhood is popular year-round and attracts visitors for skiing, snowmobiling, hiking, ATV riding, and exploring nearby historic Deadwood.



Guests also have access to the Powder House Pass Community Building, which includes shared amenities such as a heated, year-round pool—perfect for unwinding after a day in the mountains.

Getting Around:

Champagne & Ice is located in the Powder House Pass, a mountain community just outside of Lead. Having a personal vehicle is strongly recommended, as ride-share and public transportation are very limited in this area.



Parking: Free on-site parking is available in the driveway and garage, with room for vehicles, trailers, and winter gear.



Winter Driving: From late fall through early spring, roads may be snow-packed or icy. All-wheel drive or four-wheel drive is recommended, and snow tires or chains may be required during heavy snowfall.



Local Travel Times (approximate):



Terry Peak Ski Area: ~5 minutes



Lead: ~10 minutes



Deadwood: ~15 minutes



Spearfish Canyon: ~25 minutes



Sturgis: ~30 minutes



Fuel & Supplies: Gas stations, grocery stores, and restaurants are located in Lead and Deadwood—plan ahead, especially during winter storms or late evenings.



Trailers & Recreation: The neighborhood is trailer-friendly, with easy access for snowmobiles, ATVs, and outdoor equipment.



Driving the area is part of the Black Hills experience—expect scenic mountain roads, wildlife crossings, and incredible views year-round. Please drive slowly and cautiously, especially at night and during winter conditions.
