The studio features a plush queen bed and loveseat pull-out, best suited for a child or smaller guest, along with a kitchenette equipped for light cooking with an induction cooktop, air fryer, microwave, fridge, and fully stocked coffee bar for both hot and iced coffee. High-speed Wi-Fi and self check-in make your stay easy and stress-free whether you’re visiting for work or relaxation.

Step outside to enjoy your private patio with outdoor seating — the perfect place to enjoy morning coffee or unwind after a beach day. The property features a paved driveway, privacy hedge, designated parking directly beside the unit, and additional parking if needed. The entire home is connected to a reverse osmosis water filtration system, providing clean, delicious drinking water and amazing showers.

Guests are also welcome to visit the chickens at the back of the property! Feel free to bring approved kitchen scraps or leftovers (they love treats — just avoid citrus). Please ensure the coop is secured if visiting.

Guests enjoy complete privacy with a separate entrance, private patio, and dedicated parking area. Another private unit on the property may be occupied during your stay, but both spaces are fully separate with individual entrances and parking.

We respect your privacy and want you to feel completely at home during your stay. We’re always just a message away if you need recommendations, directions, or assistance, but otherwise you’ll enjoy a peaceful and private retreat.

CHECK-IN / CHECKOUT

• Checkout: 10:00 AM

Late checkout must be approved in advance. Unauthorized late checkout fees may apply as follows:
• Up to 1 hour late: $50
• Up to 2 hours late: $100
• Past 12:00 PM: up to the cost of one additional night if cleaning schedules or incoming guests are impacted.

OCCUPANCY & REGISTERED GUESTS
Maximum occupancy: 3 adults.

For the safety, security, and comfort of all guests and residents on the property, all guests and visitors must be disclosed and approved through the reservation.

Only registered guests are permitted on the property overnight. Unauthorized overnight guests may result in:
• Additional charges of $50 per person per night
• Immediate cancellation of the reservation without refund for serious or repeated violations

Please respect the property and neighboring homes during your stay.

QUIET HOURS & PROPERTY RULES
Quiet hours are from 8:00 PM – 9:00 AM.

Strictly prohibited:
• Parties or events
• Loud music or disruptive noise
• Smoking, vaping, candles, or illegal substances
• Unauthorized guests or animals

Please do not flush wipes, feminine products, paper towels, grease, or any foreign objects down the toilet.

Guests are responsible for any damages beyond normal wear and tear.

The property is monitored by recorded exterior security cameras for safety and security purposes only.

IMPORTANT FLORIDA NATURE NOTE

Our property is located in beautiful rural Southwest Florida, surrounded by nature and tropical landscaping. While the home is professionally treated on a regular schedule by a licensed pest control company, occasional insects or small bugs may still make their way indoors, especially during rainy season or if doors are left open.

Please help minimize this by keeping doors closed as much as possible. This is a normal part of Florida living and does not indicate cleanliness issues within the home. If you experience any issues during your stay, please reach out to the host immediately so they can be addressed as quickly as possible.

IMPORTANT PROPERTY BOUNDARIES
The neighboring property is completely off limits. Trespassing on neighboring properties may result in authorities being contacted immediately.

Please remain within designated guest areas only.

PET POLICY
Pets must be pre-approved prior to arrival. Breed information may be required for insurance purposes.

Pet rules:
• No pets on furniture
• Pets must be leashed outdoors
• Pets may not be left unattended outside
• Pets must be crated when left unattended inside the unit
• Guests must clean up after pets immediately
• Pets may be walked only on approved areas of the property
• Neighboring properties are strictly off limits

Pets must be friendly with children and other animals, as there are children and dogs on the property and in surrounding homes.

Guests are fully responsible for any injuries, damages, or disturbances caused by their pets.

The pet fee covers standard additional cleaning for pet hair only. Excessive cleaning, damages, odors, stains, or furniture cleaning may result in additional charges.

SHORT-TERM STAY DISCLOSURE

This reservation is for a temporary short-term vacation stay only and does not create a landlord-tenant relationship under Florida law.

Guest acknowledges this is a transient occupancy pursuant to Florida Statute Section 82.045, and no residency or tenancy rights are established.

Guests agree to depart on the scheduled checkout date unless an extension is approved through Vrbo and confirmed by the property owner.
