Westlake Retreat Only 5 Miles from Downtown Austin
Set among award-winning gardens on 5 acres in Westlake Highlands (just west of downtown Austin), this unique luxury home offers the nostalgia of Texas building traditions coupled with modern comforts. Reclaimed oak floors, antique doors, fine antique furnishings, hill country panoramas, and a resort-like pool area make you feel worlds away from the bustle of Austin, and yet you're only a few minutes away from it all. Downtown is only 5 miles away on back roads (no freeway traffic). Stay in the Hill Country and the city all at once!
The main floor boasts a formal entry, formal living room with an antique piano, formal dining room, and an informal living room/kitchen/dining area, with a fireplace, TV, treetop views and doors that spill out onto a screened porch. The master bedroom with en-suite bathroom is also located on the main floor and overlooks the pool. There is also a powder room on the main floor.
Down a set of stairs from the screened porch is the large patio and pool area, with ample seating, shade, hot tub, pool and views of the surrounding canyon. There is a half bath and a private outdoor shower with hot water poolside.
The upstairs has another living area with TV and an air hockey table. There are four additional bedrooms, each with king beds that share two bathrooms. The bathrooms have separate shower/toilet areas.
HOUSE RULES AND POLICIES:
CHECK-IN/OUT: Check-in is after 4:00pm, Check-out is before 11:00am. Early check-in or late check-out can be accommodated if there are no guests leaving or arriving on the same day for an hourly fee of $45/hour.
GARDENS AND POOL MAINTENANCE: The gardens and pool require maintenance which will be conducted regularly, during normal hours. We will notify you of those times and we can be flexible with the maintenance schedule if you have particular times that you would not like to be disturbed.
PERMITTED GUESTS: Base price is for six (6) overnight guests, after 6 overnight guests there is an extra fee of $100/guest/night. Total overnight guests must be disclosed prior to check-in and may not exceed 10 people.
Day guests using the property but not staying overnight, carry a $50/person/day fee and must be disclosed by renter and approved by owner prior to arrival.
There is a $500 penalty, plus the appropriate fee, for failure to disclose any of the above. Failure to comply will result in your stay being immediately terminated without refund.
FINE ANTIQUES/DAMAGE: There are many valuable, delicate antiques in the house, making it unsuitable for some children and any rowdy groups. Booking guest(s) take full responsibility for any damage to the furnishings.
Please do not place cups on any wood furniture surfaces as they can damage the finish.
QUIET HOURS: The neighborhood is also very quiet and does not lend itself well to noisy outdoor gatherings. Outside quiet hours are 10pm-8am, and noise should be kept to a respectful minimum during other times.
PHOTOGRAPHY: Speak to owner regarding commercial photography and filming.
NO SMOKING: This is a smoke free property, no smoking anywhere in the house or on the property.
ANIMALS: Due to disabling pet allergies, we unfortunately can't welcome animals. We have received exemption from VRBO's service animal policy and apply a $500/day penalty for any animal brought onto the premises for any amount of time or for any reason. We gladly welcome others with similar health concerns and appreciate your understanding in keeping this an animal dander-free property.
SURVEILLANCE: Surveillance devices are on the property. Surveillance devices are only outside and include Ring Doorbells at the main entryways and cameras in the pool area. Only owners have access to surveillance devices, use them only to ensure that house rules are being followed, will not distribute images except in the case of house rules violations, and will take all reasonable steps to insure the privacy of guests.
No refunds for guests who break the house rules. Reservations will be voided and the cancellation policy will apply. By reserving this property, renter agrees to abide by all of the house rules and ensure that every member of their party also does so.

•House is on septic. Please only flush toilet paper.
•For everyone's safety, please don't take any glass items on the patio and pool area.
•Please leave shoes at entrance, wood floors and antique rugs are fragile.
