● Location: Jamaica Beach community of Galveston, Texas

● Beach access: Just a two minute drive from the Jamaica Beach access point. Cars and golf carts are allowed to park on the beach.

● Community Amenities: Guests have access to the Jamaica Beach community pool (open Memorial Day thru Labor Day - $5 per person) and city park.

● Rent BeachBox: Beach gear rentals are available! Ask us for details and rates.

● WIFI/Cable: We provide free high-speed WIFI and Roku with access to Sling TV for live television channels. Guests are welcome to log into their own streaming service apps.

● Pet Policy: 3 pets are allowed with a $25 fee per pet. Please keep pets off furniture, clean up after them outside, and crate them if left alone indoors.

● Parking: We can fit up to 6 cars in the driveway.

The Sunriser offers a comfortable layout perfect for families or groups. Walk right into the heart of the home – a spacious living, dining, and kitchen area. This open floor plan makes it easy to connect while someone cooks up a meal in the well-equipped kitchen. Grab a stool at the bar for casual meals or catching up, or gather around the breakfast nook for a cozy morning coffee.

Sleeping arrangements are flexible for a good night`s rest. Three bedrooms on the main floor offer a variety of options. One room has a king-size bed, perfect for unwinding after a day at the beach. Another room features a queen bed and a full-over-full bunk bed, ideal for families with younger kids. The third bedroom also caters to families with a queen bed and a twin bunk bed. A shared bathroom conveniently services these bedrooms.

Downstairs, a bonus room offers extra space for fun and relaxation. This versatile space can be a game room for rainy day entertainment or a sleeping area with a queen bed and a full-over-full bunk bed. An additional bathroom on this level provides added convenience.

Step outside and embrace the beauty of canalfront living. Elegant French doors off the living room lead to a spacious deck, perfect for enjoying meals under the sun while taking in the scenic canal views. There`s even ample space for sunbathing. The outdoor fun continues underneath the house where you`ll find a covered patio area with a table for casual meals, providing a shaded escape on hot days. Enjoy the gentle breeze and sway gently on the charming bench swing, all within earshot of the calming sounds of the water.

● Cancellation Policy: All cancellations are subject to a 3% credit card processing fee.

● Party Policy: No parties are allowed at our home. Please look elsewhere if that is the intent of your trip.

● Age Requirement: Guests must be 24+ to book.

House Rules:
- Guests must be 24+ to book the property.
- One-night stays must be approved.
- Groups larger than 12 need to be approved. We do not allow parties.
- Quiet hours are from 10pm-8am.
- Any damages to the house or property during your stay will result in a deduction or additional charge for the resulting repair/replacement cost.
- All pets must be approved by our team, stay off of all furniture, be cleaned up after in the yard, and not left alone inside the home unless in a kennel.
- No parking allowed on lawns, yards, empty grass lots or other neighbors’ driveways, even if their home appears unoccupied.
- Oversized vehicles/trailers are not permitted unless explicit approval has been received from our team.
- Do not turn the AC below 70 degrees. If you do, you will risk the AC unit freezing up, requiring it to thaw out which will result in the home getting extremely warm.
- No jumping or diving into the water. Children must be supervised at all times.
- This community only allows BLACK TRASH BAGS. We provide trash bags under the kitchen sink. Please refrain from using white bags.
- Should an eviction occur due to breaking house rules (noise ordinance violations, excessive guests and/or vehicles beyond the agreed amount), there will be an $850 fine.
