Guest Access:

Parking:

• Driveway parking available for up to 4 vehicles. Overnight parking is allowed at the clubhouse for up to 2 vehicles. Street parking is not permitted.



Property Access:

• Guests will enter the community through the security gate where they will be greeted by a guard. All guests gain full access to Bella Vida Resort and all of the amenities they offer. Bella Vida resort does not allow trailers of any kind (ie. boats, RV's, campers, commercial vehicle, U-Hauls, etc).



Resort Access:

Guests will enter through a gated entrance with a 24-hour security attendant. You’ll enjoy full access to Bella Vida Resort amenities, including:

• Heated resort-style pool

Bella Vida Resort is a gated community of colourful luxury villas, designed for the perfect dream holiday within minutes of all the major attractions Orlando has to offer and located just off the US192 in Kissimmee, 5 miles East of Disney World Orlando and close to the local bus routes.

 

On arrival at Bella Vida, an impressive 25-foot waterfall greets you as you drive through the gates, and just beyond that is the Italian-inspired Clubhouse.

 

The magnificent clubhouse is the largest Park Square Homes have built spanning over 6,700 sqft, having a host of features including an onsite concierge service, a large zero-entry heated resort pool & spa, cyber cafe, video arcade, spacious lounge with televisions, fitness centre, sand volleyball, basketball, bocce balls, children's playground, formal Italian style gardens and more, and our guests get access to all of it!

• For a smooth and secure check-in experience, all guests may be required to complete ID and Enso Boarding Pass verification before arrival. Check-in instructions will be shared once verification is completed. Thank you for helping us ensure a seamless stay!

• This is a family-friendly property in a quiet neighborhood. Please respect quiet hours and resort rules during your stay.

• Please note that pool service is scheduled weekly and may occur during your stay. It’s a brief visit to keep the pool clean, and technicians will only access the pool area.



Pet Friendly:

• Pets are welcome. A maximum of two pets under 60 lbs each is allowed. A pet fee of 139 USD per pet applies if pets are included at booking. If pets are not declared during booking, the applicable fee will be charged separately. Please note the booking platform only allows one pet selection; any second pet fee will be collected after booking.



Additional Services:

• Pool and hot tub heating are available upon request and are not included in the booking price. The fee is 45 USD/night per service or 79 USD/night for both, with a 2-night minimum. At least 24 hours’ notice is required.

• Planning a BBQ? A propane tank is available for a one-time 69 USD charge. Let us know in advance so we can prepare it for you.

• Rent a Pack ’n Play for 39 USD (one-time fee)

• Rent a highchair for 29 USD (one-time fee)



House Rules:

• Parties, events, and smoking/vaping are strictly prohibited and may result in a 150 USD fine and/or deposit forfeiture.

• Please check out on time. Late departures may incur a 150 USD per hour fee.

• Please clean up after yourselves and pets. Large messes may incur additional cleaning fees.

• We are not liable for injuries from pool use. Please use at your own risk.

• Firearms and weapons are strictly prohibited.

• Violations may result in additional charges or immediate removal without refund.



Notice: Bellavida Community Rules

• Parking regulations are strictly enforced throughout the property. Parking on the street, grass, sidewalks, or double parking is prohibited and may result in towing. Recreational vehicles, trailers, motor homes, motorcycles, and boats must be parked inside an enclosed garage at all times. Vehicles exceeding 21 feet in length or 8 feet in height are not permitted, and oversized vehicles that cannot fit inside the garage will be denied entry. Unregistered, inoperable, wrecked, or damaged vehicles may not be repaired, serviced, or stored on the property except inside a fully enclosed garage with the door closed. Commercial vehicles are not allowed in overflow parking areas; however, clearly marked vendor vehicles actively working at the property may park temporarily without being towed.

• Recreational vehicles such as ATVs, dirt bikes, UTVs, and side-by-sides are strictly prohibited, and any damage to common areas will be the full responsibility of the guest/owner.

• Please be advised that the clubhouse parking lot will undergo repairs on Monday, June 1st. To avoid any inconvenience, we kindly ask that guests use alternative parking on this day. Please note that vehicles parked in the repair zone on June 1st are subject to towing.
