The ground floor residence features a comfortable living and dining space with a sofa, two upholstered side chairs, cable TV, a gas log fireplace, and a dining table with seating for six. A sliding glass door opens to the front ocean-view patio. The second-floor residence offers a bright living area with a sofa, two upholstered side chairs, and a flat-screen TV. A sliding glass door opens to the back balcony.

Both residences include fully stocked kitchens with dishes, utensils, cookware, bakeware, and all major and small appliances. The ground floor residence features barstool seating for four around the island, while the second floor residence includes barstool seating for two around the island. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

Extra Sleeping: To accommodate the maximum occupancy, four twin trifold floor mats, best suited for children, are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: Two garage spaces are provided, one on the right and one on the left, with access from the rear of the property. Additional metered and unmetered street parking is also available.

YOUR SPACE:
Guests will have exclusive and private access to both homes on this property. This includes all interior rooms, as well as the private outdoor spaces associated with each residence: the ground floor front patio and the second floor balcony.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
