Perfectly positioned directly on the sand at 36th Street Beach, this 3BR/2.5BA oceanfront residence offers a stunning coastal retreat with uninterrupted views of the Pacific. Thoughtfully remodeled with modern finishes, the home blends elevated design with effortless indoor-outdoor living, placing the energy of Newport Beach right at your doorstep. With the boardwalk just beyond the oceanfront patio, you’re steps from sun, surf, and the vibrant coastal lifestyle.
LIVING & DINING AREAS: The main living space is located on the ground floor, where an open-concept layout seamlessly connects the living, dining, and kitchen areas. Expansive sliding glass doors open directly to the oceanfront patio, filling the space with natural light and ocean breezes. The living area features a plush oversized sectional arranged around a sleek fireplace and a flat-screen streaming TV with HBO and sports package, creating the perfect setting to relax after a day at the beach.
BEDROOMS: - Primary Bedroom (ground floor): King-size bed, flat-screen streaming TV, blackout shades, and a private en-suite bathroom - Guest Room 1 (second floor): King-size bed, blackout shades, and flat-screen streaming TV - Guest Room 2 (second floor): Twin-over-full bunk bed with a twin trundle, blackout shades, and flat-screen streaming TV
OUTDOOR SPACES: The oceanfront patio on the ground floor offers front-row views of iconic 36th Street Beach, creating a true beachfront experience. This inviting outdoor space features a dining table with seating for six, additional seating for relaxing, and a gas BBQ grill—perfect for enjoying meals with the sound of the waves just steps away.
KITCHEN & AMENITIES: The kitchen is fully equipped with dishes, utensils, cookware, and bakeware, along with modern finishes and a full range of major and small appliances. A center island with seating for four is perfectly positioned to take in unobstructed ocean views, making it an ideal gathering space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES: - Complimentary Wi-Fi - Four low-profile beach chairs - Ceiling fans in the living room and all bedrooms - Central heating - Bathroom essentials, including a hair dryer, body wash, shampoo, and conditioner - Iron and ironing board
GUEST ACCESS: Guests will have private and exclusive access to the entire residence, including all interior spaces and the oceanfront patio.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. A starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll is also included. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Laundry facilities, including a washer and dryer, are located in the second-floor hallway for guest use. Guests will need to provide their own laundry supplies.
Parking: Tandem parking includes one garage space and one covered carport space directly behind on the right side, best suited for compact to mid-size vehicles. Additional neighborhood street parking—both metered and unmetered—may also be available.
Recreation Gear Rentals: Additional beach gear and recreational equipment are available for rent at very reasonable rates, including ice chests, wagons, Pack ’n Plays, portable high chairs, twin rollaway beds, and more. Please contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise-monitoring equipment such as decibel readers, to help protect guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals for reservations less than 30 nights, as mandated by the City of Newport Beach.

This was a fantastic property. Everything was clean, new and spacious. The location was close to downtown. It is right on the ocean, with a nice front area to sit and enjoy. Could not have a picked a better place!
