Some other useful house rules:
1) Communicate the exact number of people you plan to sleep at the home, it must be the same number you booked on the Airbnb system. The max capacity for the house is 6 guests. Any false statements will terminate the lease or will require the payment of additional fees (Extra guest fee or Extra cleaning costs)
2) No Parties, No Smoking, No Drugs & Keep a clean and tidy home. No Dinner parties, lunch parties & hosted cocktail parties unless previously authorized. Communicate all needs / requests and I will help you.
3) Please respect the home as if it was your and be be mindful of the furniture
4) No Loud noise - no large portable speaker or amplifiers permitted
5) No smoking anywhere on property.
6) No pets: no-dog policy home
CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition.
Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.
Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.
RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
-----POOL RULES-------
Pool Access is limited to the seasonal dates of May 16th to October 14th 2025. Pool heat will be provided between MD and LD - after LD the pool heat will be provided at an additional cost per stay.
Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed.
Pets are not allowed in the pool.
NO candles or glass is allowed in the pool area or in the pool. No Shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage cause to the pool during lease term , including damage caused by any person, including invited or uninvited guest, pets, animals or children. The pool is serviced and chemically treated weekly. Surrounding patio/deck may be slippery when wet.
By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.

Pool & Hot Tub Policy
Outdoor pools and attached hot tubs are generally available from Memorial Day to Labor Day. Guests booking outside of this period should inquire in advance if pool or hot tub use will be available.
The pool heater operates daily between 8:00 AM and 6:00 PM only.
Off-Season Policy
Outdoor furniture and equipment are usually set up after spring cleaning in late April/early May. For stays outside Memorial Day to Labor Day, please confirm availability in advance.
Booking Agreement
Reservation is contingent upon execution of a separate booking agreement, which must be signed by both parties. No reservation shall be considered confirmed until such agreement is executed.
Guest Experience
Guest services are provided by a licensed local management company offering 24/7 support. A designated “Experience Ambassador” may coordinate ancillary services (e.g., grocery delivery, private chef) upon request. All property maintenance remains the sole responsibility of the owner.
Property Showings
Owner reserves the right to show the property to prospective renters or purchasers during the term of the rental. Guests shall receive reasonable advance notice, and showings will occur during customary daytime hours.
