As part of the gated Penn Estates community, guests have access to three lakes (one with a small beach), seasonal pools, playgrounds, picnic areas, and year-round sports courts including tennis, pickleball, volleyball, basketball, soccer, and baseball. A convenient on-site deli means you can grab essentials without leaving the gate.
To keep everything running smoothly, the community requires a short-term lease form from all guests—sent at booking and again a few days before arrival—along with basic ID and vehicle details so gate passes can be issued. With quiet hours, a 25mph speed limit, and clear guidelines, Penn Estates provides a peaceful environment perfect for families, couples, and groups looking for a comfortable home base close to all the best Poconos attractions.
*Prior to your stay, we require you to sign and agree to our Rental Conditions. Also, we will send you a HOA Guest Registration Form that needs to be filled out and sent back to us, to be submitted to our HOA.
• Parties: Strict no party policy. Violation of the no party policy will result in immediate eviction without refund.
• Smoking: Smoking or vaping of any kind is strictly prohibited inside the home. A violation of this policy will result in a minimum $300 fine to cover deep cleaning and odor removal. Smoking outside is permitted.
• No candles inside
• Hot Tub: No glass. Max 6 people. No dogs allowed in hot tub. Glass or excessive dirtiness of the hot tub will result in a $300 drain and refill fee.
• Occupancy + noise limits strictly enforced.
• Community 25 MPH speed limit strictly enforced
• Pets/Dogs: We welcome up to 2 dogs. A $100 pet fee per pet, per stay (plus taxes) applies to cover additional cleaning and wear. Please include your dog(s) in your reservation details.
• Early check-in may be available depending on our cleaning team’s schedule. If approved, an early arrival can be added for a $50 fee (plus taxes). Availability is confirmed the morning of arrival.
• Late check-out may be available and must be approved before departure day. $50 per additional hour (plus taxes) — max 1–2 hours. Full nightly rate (plus taxes) applies for departures after 1:00 PM or for unapproved late check-outs, as this impacts cleaning and same-day turnovers.
• Flush only toilet tissue! Please do not flush any Personal Hygiene Products, Baby Wipes, Diapers, Nappies, Kleenex Tissues, Plastics, Paper Wrappers, etc.
• Guests are responsible for putting the cover back on the hot tub after use to prevent water temperature from dropping.
• Guest and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors, or use the premises for any unlawful purposes.
