Location is everything, and this STUDIO apartment does not disappoint. Just steps away from major bus lines, walk to downtown, you’ll have easy access to all that San Francisco has to offer. Enjoy the convenience of nearby shopping centers, where you can find everything from groceries to the latest fashion. Craving a delicious meal? You`ll be surrounded by a variety of restaurants, offering a culinary adventure right at your doorstep.

This charming studio apartment is nestled in a secure building, providing peace of mind and a sense of community. The apartment features a well-designed layout that maximizes space and functionality, making it perfect for singles or couples.

The STUDIO is designed with modern living in mind, featuring updated appliances and fixtures. Large windows allow for plenty of natural light, creating a bright and inviting atmosphere. Whether you’re relaxing after a long day or entertaining friends, this apartment offers the perfect setting.

The studio has ONE room with a Queen size Murphy bed that can be put up and away during the day (under the TV stand Murphy bed) to give you more room in the apartment. There is a comfortable sofa and a dining table for two. The dining table can also be used as a desk.

The closet has ample space for storage and the bathroom has a shower/tub combo. The full kitchen has a refrigerator, stove/oven, microwave and coffee maker.

There is no designated parking, but there is plenty of street parking in the neighborhood.
There is a washer and dryer on site in the building (coin operated) for guests to use. There is also an elevator in the building.

Guests are required to sign a lease separate from Airbnb.

My property manager has to meet you when you arrive to give you the keys. This is an assisted check in. Check-ins are before 6pm. If you arrive after 6pm, check in will have to be the next day. Please plan accordingly.

There is a $200 Management Fee that is charged with the booking. This covers any utilities that go over $150 per month. If the bill does not go over $150 per month during your stay, this money will be refunded upon check out.

Guests have access to the entire apartment. The washer and dryer is shared with other tenants in the building.

I have a property management company that is available for any questions or emergencies.

Public transportation is very usable in the area. Bus lines run on Leavenworth St (1/2 block away) and Hyde St. (1 1/2 blocks away). Powell Bart Station is less than one miles from the apartment. Uber/Lyft and taxis are all available in the area and easy to use.

Someone will have to meet you at the apartment to let you into the apartment and show you around. If you are arriving after 6pm, please plan accordingly because we will have to arrange to meet the following day if it`s after 8pm.

The elevator is original to the building and must be closed in order for the rest of the building to call it to their floor.

The laundry is on the ground level, in the basement, there are two sets of washers and dryers.

Parking is residential permit required, you can try to apply for a temporary parking pass from SFMTA but it`s not guaranteed, it`s 2 hour parking during the day from 8am - 9pm, which means you would need to move your car every two hours (if you don`t get the parking pass) or find a garage through SpotHero.

The sofa converts to a twin bed in case you have a friend or family member over.
- No parties or events of any kind are allowed here
- Out of respect for our Neighbors: Quiet Hours are between 10pm - 7am
- No shoes inside (flip flops, slippers, socks are fine)
- No smoking of any kind is permitted anywhere on the premises (go to the front curb outside or at least 15 feet from any dwelling)
- Turn off lights, TV, heater, & stove when not in use
- The property shall not be used by more than the number of adults listed on your reservation.
- No pets allowed
- Conserve water, California is currently in a drought
- Recycle & Compost if there are receptacles in the unit
- Please consume or take all leftover food. Extra food beckons little critters and bugs!
- No commercial photography or filming is permitted on the property.
- Please only deposit toilet paper in the toilets please, no baby/adult wipes, floss, tampons, etc.
- Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
- A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests.
- On check-out, return keys to the lockbox. There is a fee for misplaced keys, or for keys left in the unit.
- If your stay is over 6 weeks, you`ll need a required cleaning every six weeks, we will include one complimentary cleaning but you will need to pay for the rest.
- During your stay of 30 days or more. If utilities (water, trash, electricity & gas) go over a total of $150, you will be requested to pay the difference if it is excessive. You can avoid high charges by turning off lights, heaters, electronics and the stove when not in use. During the winter, San Franciscans wear layers of clothing to avoid high electric bills.
- Please be aware of your energy usage, especially during peak hours which are between 4-9pm each day. Run the dishwasher, washer and dryer (if applicable) during non peak hours. We appreciate guests helping to conserve energy.
- Mail and packages cannot be delivered to the apartment during your stay. If you need something delivered to you, there are mail centers in the area that can receive and hold packages for you. We are not responsible for any packages delivered, before, during or after your stay.
-Also be aware that you will be asked to sign a lease upon confirmation.
- Must be 21 or older to book the apartment
- No guns, firearms or any weapons allowed
- Bookings 30+ nights a lease is required to be signed
