• The fire-pit on site is NOT AN ADVERTISED AMENITY. Should you desire to use the fire-pit, you must supply your own propane if the tank is empty.

• Guests must be comfortable with stairs. This property has 4 levels with 3 stairwells.

• DOG RULES - MAX of 1 dog allowed; there is a $100 pet fee, and you will be held responsible for damages; Please inquire with us for more details before booking; Please keep pets off of the beds and furniture. A $50 fee will be incurred if pet waste is not picked up.; If an unapproved pet is found at the property, you will be asked to vacate immediately, and a $1000 fine will be incurred.

• Outdoor umbrella - Please close the umbrella when not in use to prevent damage to the property and the umbrella.

• Please read ALL House Rules thoroughly: No parties, and no smoking is allowed in the home. This is not a party spot! Quiet hours are from 10 PM - 8 AM. Any noise violations or complaints from neighbors will result in immediate eviction. We appreciate your courtesy.

• 24/7 Premium Guest Support

• With Effortless Stay , every property is professionally cleaned to the highest standards after every stay. Our comprehensive turnover process ensures a pristine, safe, and welcoming environment for all our guests.

•There is not guest access to the mailbox at this unit. Please do not have packages or deliveries made if you will not be present to receive them. We are not responsible for lost, stolen or missing mail/packages.

•Please note we are not liable for left items. Returns incur a $50 fee plus shipping costs. Any items not claimed within 24 hours of checkout are donated or discarded.

• There is a $30 fee for early check-in. Availability of early check-in cannot be confirmed until after 10am on your arrival day.

We had a wonderful stay at The Luxe rooftop home. It was very clean and spacious. We enjoyed nighttime views on the rooftop patio. Our Host was very responsive and directions to check in and check out were very helpful. We were in town to see family and everything was close by for us. I would definitely book again!

Honest review- this townhome is ok. There were several things that brought rating down for me. No umbrella as advertised on roof deck made it nearly unusable in sun/heat. Rooftop furniture is uncomfortable and missing cushions. NO BBQ grill which is simply unacceptable. Gas fire pit is listed as not a real option which I find cheap. Living room furniture is white so looks dirty now vs original pics and kind of gross. Location is in “transitioning neighborhood and house near a very busy pot shop with customers parking on street making it hard to find parking near house. Not sure why garage is not offered since there is one. Cooling the house is challenging as bedrooms are on third floor and there is only one ac unit with thermostat on second floor. Bedrooms got very uncomfortable and it’s only early June. Communication was very good, it was clean. I would not choose this home again.

We had a wonderful stay! The home was exceptionally clean, comfortable, and exactly as described. Check-in was simple, and the host was friendly, responsive, and helpful throughout our visit.The location was perfect for exploring Colorado, with easy access to scenic motorcycle rides, hiking, restaurants, and local attractions. After long days of exploring, it was great to come back to such a comfortable and relaxing place.We would definitely stay here again and highly recommend this property to anyone visiting the area. Thank you for making our Colorado trip even more enjoyable!

The unit was perfect for the four us…all adults, however if going up and down stairs is difficult, this may not work for you. I think my husband counted almost 50 stairs connecting to the main living area, then up to the bedrooms, then up to the rooftop. It’s also in a neighborhood in transition, not quite as quaint as we had expected but all in all, we enjoyed our week stay.
