The spacious living and dining areas are framed by expansive bay-view windows that bring the harbor front and center. Relax on a comfortable sofa paired with two accent chairs, while enjoying the flat-screen TV. The adjacent dining area offers seating for six and provides front-row views of the bay, creating a truly immersive waterfront experience.

On the ground floor, a shared bayfront patio offers a dining table for four, a market umbrella, and picturesque harbor views. Designated areas are thoughtfully separated by potted plants for added privacy.
KITCHEN & AMENITIES:
The fully equipped kitchen is stocked with dishes, utensils, cookware, and bakeware, along with a full range of major and small appliances. A bartop with seating for two provides the perfect spot for casual dining, morning coffee, or evening cocktails. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private upper deck, as well as access to the designated portion of the shared ground-floor patio. The ground-floor residence is not included in this listing but may be available to rent simultaneously for larger groups.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. A starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll is also included. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A washer and dryer are located in the garage, with complimentary laundry supplies provided.
Parking: The left side of the garage accommodates one standard vehicle, with one additional parking space located directly behind the garage. Additional street parking may be available nearby; please be sure to review all posted street-sweeping signage.
Pets: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Recreation Gear Rentals: Additional beach gear and recreational equipment are available for rent at very reasonable rates, including ice chests, wagons, Pack ’n Plays, portable high chairs, twin rollaway beds, and more. Please contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise-monitoring equipment such as decibel readers, to help protect guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals for reservations less than 30 nights, as mandated by the City of Newport Beach.
